Regrouting in Balloch, done properly
Across Balloch, we regrout tiled showers, bathrooms and kitchens. The old grout is raked out, the joints cleaned and new grout laid, finished with new silicone at the edges. We work on wet rooms, shower walls and kitchen splashbacks, and people most often call us about floor grout that won’t come clean and grout in a colour the owner wants to change.
In and around a place like Balloch, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

What affects the cost of regrouting
We don’t publish a price list. What we look at:
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- How much there is to do
- How easy the joints are to reach
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
What we need to know
Before you ask for a quote, have a think about:
- Roughly how big the job is
- How we’d reach the joints
- What’s wrong with the joints now
- Any previous sealing or DIY work
It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
DIY versus a professional finish
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Why deal with it now?
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, and then you are looking at retiling. Sorting it early keeps the job simple. In a place like Balloch, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Rinse soap off the tiles after each shower
- Skip wire brushes and scourers
- Run the extractor fan during and after a shower
- Clean grout with a mild bathroom cleaner
Before we leave, you’ll know when the shower can be used. Stick to that time, and go gently on the grout at first.
Grout that’s washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

How long does regrouting take?
A typical job takes anything from a few hours to a full day, depending on the area. We’ll confirm how long when we quote.

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
How soon can the shower be used after regrouting?
You will get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.

Advice
What we’re called out for in Balloch
A poor original job is a common cause. Grout that was too wet, not packed in or cleaned off too hard can wash out within a few years.
These are the problems we’re asked about most:
- Grout in a colour the owner wants to change
- Grout in corners that has cracked
- Good tiles let down by tired grout
- Grout that is cracking and breaking up
Rented homes near Balloch Central station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.
What your quote should include
- Whether you can choose the colour
- How the joint is cleaned and prepared
- Is the old sealant removed completely?
- What happens if they find a problem under the old sealant
Balloch homes and their sealant
In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.
For an older house near a landmark such as Jamestown Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
