Joints and finishes in Worlds End homes
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

New build mastic in Worlds End
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you are still within the builder’s snagging or warranty period, tell them first. We work on plot handovers, bathrooms & en suites and windows & doors, and the jobs we see most are untidy sealant flagged on a snagging list and sealant that never bonded to the surface.
Somewhere as small as Worlds End, new homes tend to be conversions, self-builds or a few houses rather than an estate. Each still needs its sealant and floor joints finished properly.
Your job is guaranteed for a year, as with all our work.

What happens if it’s left?
The builder is normally the first port of call while the snagging or warranty period runs. If it keeps failing or is not dealt with, we can reseal it properly. Around Worlds End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.

Common problems we fix in Worlds End
Later trades and the final clean can damage fresh sealant. A bead disturbed before it has cured may never seal properly and it shows once the home is in use.
If you can see any of these, it’s time to have the joints looked at:
- Gaps opening as the house dries out and settles
- Sealant applied over dusty or wet surfaces
- Second-fix sealing on new plots
- Worktop and upstand sealant coming away
If you’ve bought a new home near Portchester station, the sealant around baths, showers and frames is worth checking in the first year or two.

What happens on the day
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job generally takes a few hours for most snagging lists, longer for a run of plots, and we tell you how long to leave it before we go. In a small place like Worlds End, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we work through your snagging list or plot schedule with you.
- The old bead comes out in full, with no layer left behind.
- Each joint is cleaned of dust and grit, then primed if required.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
Before we arrive

- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive

Different surfaces, different methods
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in.
Kitchens
Worktops in new homes can move slightly as the house dries, opening gaps behind the upstand. We reseal them with a flexible sealant.
FAQs for Worlds End
I let a flat near Portchester station. Can you help?
Yes. We work for landlords and agents as well as householders. You can ring 0345 464 0079 or send us an email with the details for a clear quote.
Is Worlds End in your area for new build mastic?
Yes, Worlds End is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Do you use white or clear sealant?
We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.
What does new build mastic cost?
Every job is different, so each one gets its own quote. To get one, ring 0345 464 0079 or drop us an email and let us know what needs doing and where.
Do you take on second-fix sealing for builders?
Yes. We work through plots to your schedule ready for handover. Get in touch with the number of plots and the scope for a clear quote.
Can new sealant go on top of the old bead?
No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
What sealant work cannot fix
To be straight with you, there are a few things sealant will not fix:
- Your warranty claim itself, which is between you and the builder
- Settlement cracks that need a surveyor
- Leaking fittings rather than failed sealant
If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.
Surfaces we seal
- Skirting & floors
- Windows & doors

- Plot handovers

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Use the extractor fan every time you shower
- Avoid scourers and strong chemicals on sealant
- Report sealant problems to your builder during the snagging period
- Do not seal over failed sealant yourself
Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day before water reaches them.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
