How we handle new build mastic in Tormore
If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first and if that stalls, we can do it. If you have internal frame sealant that has split and worktop and upstand sealant coming away, we can put it right.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Tormore questions
What guarantee comes with new build mastic in Tormore?
All our work, in Tormore and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do you cover smaller places like Tormore?
Yes, Tormore is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Do you have insurance?
Yes, we are fully insured.
Can you match the sealant colour to my new kitchen or bathroom?
Most bathroom joints are white or clear, but other colours are available. We choose one to suit the room before we begin.
Is it normal for sealant to crack in a new home?
Lots of new homes see sealant crack early as timber and plaster dry out. Poor preparation at handover adds to it.
Do you take out the old sealant first?
Yes. All of the old material is cut out and the joint cleaned.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Landlord and commercial work in Tormore

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
What happens if it’s left?
A quick bead over the top of the old sealant can look fine at first, but it cannot bond to what’s underneath. A lasting seal starts with removing the old one completely. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Avoid running a DIY bead over the old one
- Wait for the cure time before using a resealed shower
- Act quickly if a seal starts to leak
- Use the extractor fan every time you shower
Avoid standing on the rim of the bath or the edge of the tray. If a bath or tray moves when you stand in it, get it looked at.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.
The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take anything from a few hours to several days, depending on the number of plots. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We go through the snagging list or plot schedule and agree the joints to do.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Let us know about parking restrictions

When it is not the sealant
In fairness, there are a few things sealant won’t fix:
- A tray or bath that is not properly supported, until it’s fixed
- Broken tiles or a split tray
- Leaks from pipes, valves or wastes, which need a plumber
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

How the job changes by surface
Kitchens
Beside the sink, the joint takes water every day. A kitchen sealant goes in there suited to the job.
Plot handovers
Developers can send the plot schedule and specification and we will quote. We seal bathrooms, kitchens, frames and floors to the agreed spec.
