New build mastic in The Folly

New build mastic in The Folly

Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that’s reasonable, but a failed shower or bath seal shouldn’t wait. We’re often asked to deal with messy sealant that spoils new finishes and shower seals failing in the first year or two, across bathrooms & en suites, show homes and windows & doors.

In a village or hamlet like The Folly, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

You are covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or email us.

What the job involves on each surface

Show homes

We seal show-home bathrooms, kitchens and frames. We will plan around viewing times.

Kitchens

As a new house dries, worktops and walls shift a little, which opens gaps along the back. A fresh flexible bead closes them.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Disputes or warranty claims with your builder
  • Broken tiles or a split tray
  • Cracking that points to a structural problem

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

What we seal

  • Plot handovers
  • Bathrooms & en suites
  • Show homes
  • Skirting & floors
  • Windows & doors
  • Kitchens

How the visit works

When we arrive, we start by going over the job with you, so you know exactly what we’re doing. We protect the surfaces around the joints before work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. In a small place like The Folly, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Tell us about any water getting in

How to look after the new joints

Looking after new joints is easy:

  • Avoid running a DIY bead over the old one
  • Keep photos and emails about snagging items
  • Look at the sealant regularly in the first couple of years
  • Wait for the cure time before using a resealed shower

Watch the joints as the house settles. Small gaps can appear as the house dries.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Small faults turn into leaks if left in a busy bathroom.

Common problems we fix in The Folly

Baths and trays settle under load once the home is lived in. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and can tear.

The most common problems we see are:

  • Kitchen sealant that has pulled off the wall
  • Untidy sealant flagged on a snagging list
  • Plot mastic for developers ahead of handover
  • Frame joints opening as the plaster dries

Around The Folly, as everywhere, new build mastic is only as good as the preparation behind it.
