New build mastic in The City, done properly
We work in new homes and on new-build sites across The City. One shower or a whole phase of plots, the method does not change: cut out, clean, prime where needed and reseal neatly. If you’re dealing with shower seals failing in the first year or two and gaps opening as the house dries out and settles, we can put it right.

New homes and floors in The City
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
If you’ve bought a new home near Saunderton station, the sealant around baths, showers and frames is worth checking in the first year or two. Around The City, as everywhere, new build mastic is only as good as the preparation behind it.
The City is about 5 miles north-west of High Wycombe, in Buckinghamshire. Homes, rented property, offices and hotels in The City can book us for new build mastic. The work is guaranteed for a year. Our Buckinghamshire coverage runs to 263 places, The City among them. Our Reading page covers work nearby, about 15 miles away.
Every address in HP14 is within our area for new build mastic. That includes homes and businesses on Bottle Square Lane, Radnage Common Road and Green Lane and the roads around them. What’s near The City
We work in homes and buildings around The Crown pub and the streets around them. For rail, the closest station is Saunderton station, about 1.8 miles north-east. A little further out are Wycombe Hospital (5 miles south-east). Green spaces nearby include Yoesden and Bald Hill.
How to look after the new joints
To keep the joints looking good and working properly:
- Record problems with dated photos
- Act quickly if a seal starts to leak
- Resist patching a failed seal with a tube from the DIY shop
- Follow the cure time we give you
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
Early snagging is easier snagging. Left alone, a small crack can become a leak.
Questions from The City
Do you cover smaller places like The City?
Yes, The City is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Saunderton station?
Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. You can ring 0345 464 0079 or email us with the details for a clear quote.
Can I send you my snagging list?
Yes. Send us the sealant items on the list, with pictures if you can, and we’ll quote. We’ll tell you if anything on it isn’t a sealant job.
Can you reseal over the builder’s sealant?
No. The old sealant is cut out fully, the joint cleaned and primed where needed, and a new bead applied.
What colour sealant will you use?
That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We agree the colour before we start.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What affects the quote in The City
Call for a quick quote. What matters most is:
- When we can work, for business premises
- Any mould that needs treating
- Which sealant suits the joint
- The number and length of the joints
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
What we need to know
There’s no need for technical detail. Just tell us:
- How we’d reach the joints
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- Any previous sealing or DIY work
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, call 0345 464 0079 or drop us an email.
Different surfaces, different methods
Show homes
Tired or marked sealant in a show home can be renewed. We cut it out and reseal neatly.
Windows and doors
Draughts around new frames are often a sealant gap. We look at the joints and reseal where needed.
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Other services in The City
The process
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job usually takes anything from a few hours to several days, depending on the number of plots. Somewhere as small as The City, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- Every bit of the old builder’s sealant is cut out down to clean surfaces.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
How to prepare
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit
- Keep children and pets away from the work area

Advice
What happens if it’s left?
Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. Around The City, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
