What the job involves on each surface

Kitchens

New-kitchen sealant is often applied in a rush. We remove it and reseal with a kitchen-suitable sealant.

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.

New build mastic in St Vigeans

We never seal over a failed new-build bead. Fresh silicone can’t bond to the old layer, so the joint is cut out, cleaned, dried and resealed. We are often asked to deal with skirting joints opening in the first winter and gaps behind new kitchen upstands, on bathrooms & en suites, plot handovers and windows & doors.

Around smaller Scottish places like St Vigeans, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

Our work is backed for twelve months, in St Vigeans and everywhere else we cover.

Leave it or put it right?

The builder is usually the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In a place like St Vigeans, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That is why we ask about the job first.

What new build mastic looks like in St Vigeans

St Vigeans is within about 2 miles of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Around St Vigeans, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near Arbroath station, the sealant around baths, showers and frames is worth checking in the first year or two.

St Vigeans is about 1 mile north of Arbroath, in Angus. Whether you are in the middle of St Vigeans or further out, we cover new build mastic for every kind of property, from flats and houses to offices and hotels. St Vigeans is one of 40 towns and villages in Angus we cover. For nearby work, see our Dundee page (17 miles or so).

Every address in DD11 is within our area for new build mastic, from the main roads to the quietest streets. Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Open a window or run the fan after bathing
  • Get a leaking seal dealt with straight away
  • Report sealant problems to your builder during the snagging period
  • Resist patching a failed seal with a tube from the DIY shop

Watch the joints as the house settles. Hairline gaps can open as timber and plaster dry.

Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you, so raise it early.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A tray or bath that is not properly supported, until it’s fixed
  • Structural cracks in walls or ceilings
  • Damaged fittings that need replacing

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Plot handovers
  • Windows & doors
  • Skirting & floors
  • Bathrooms & en suites
  • Show homes
  • Kitchens

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Landlord and commercial work in St Vigeans

We also work for property managers and facilities teams. Several sites can go on one quote.

Landlords and agents in St Vigeans can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for.

How it works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of plots. Around St Vigeans, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. We check every joint and tell you how long each needs to cure.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

Do you cover St Vigeans for new build mastic?

Yes, St Vigeans is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Arbroath station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Can I send you my snagging list?

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we’ll do.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Who should fix failed sealant in a new build?

Report it to the builder first while you are covered. Once that’s done, or if they will not put it right, we can reseal it properly.

Can you match the sealant colour to my new kitchen or bathroom?

The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.
