New build mastic for South Street homes and businesses

New build mastic in South Street, done properly

We work in new homes and on new-build sites across South Street. One shower or a whole phase of plots, the method doesn’t change: remove, clean, prime where needed, then a neat new bead. We work on plot handovers, show homes and bathrooms & en suites, and the jobs we see most are gaps behind new kitchen upstands and cracked sealant around new window and door frames.

New flats are going up across London, many of them in larger developments. Snagging there often goes through the developer or managing agent, and failed shower seals, open skirting joints and gaps at thresholds are typical.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

What sealant work cannot fix

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • Your warranty claim itself, which is between you and the builder
  • Structural cracks in walls or ceilings
  • Broken tiles or a split tray

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

What we seal

  • Show homes
  • Kitchens
  • Windows & doors
  • Plot handovers
  • Bathrooms & en suites
  • Skirting & floors

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Joints and finishes in South Street homes

Much of London’s new housing is flats in larger developments, where snags may need reporting through the developer or the managing agent. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you’ve bought a new home near Oxted station, the sealant around baths, showers and frames is worth checking in the first year or two.

South Street is about 4 miles north-east of Oxted, in Greater London. Jobs in South Street get the same care as everywhere else we work: old sealant removed completely, careful preparation and a 12-month guarantee. Common problems we fix in South Street

The first winter with the heating on dries a new home quickly. Skirting, frames and worktops pull away slightly and cracks appear in the sealant.

These are the problems we’re asked about most:

  • Gaps behind new kitchen upstands
  • Leaking shower tray seals in a new home
  • Gaps opening as the house dries out and settles
  • Gaps between new skirting and floors

As a London address, South Street can be tricky for parking: let us know about parking bays, permits or a driveway.

Questions to ask before booking

  • Whether they’re fully insured
  • What guarantee comes with the work
  • Is the old sealant removed completely?
  • How long to leave it before use

What affects the cost of new build mastic

We quote each job individually. These are the things that affect it:

  • The number of rooms or windows
  • Whether there’s mould to deal with
  • The type of sealant required
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Roughly how big the job is
  • Where the property is
  • If someone has resealed it before
  • Whether it’s a home or a business

For new build mastic in South Street, ring 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

South Street questions

Can you help a landlord with a rental near Oxted station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.

Do you cover South Street for new build mastic?

Yes. Our work covers London and the South East, and South Street is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

Can new sealant go on top of the old bead?

No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Why does sealant fail so quickly in new builds?

It’s common, and there are usually two reasons: movement as the house dries and settles, and sealant laid onto dust without primer. Cutting it out and resealing properly fixes both.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

What information do you need?

Tell us what needs doing and where. If we need more, we will ask.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Check bath and shower seals every few months as the house settles
  • Resist patching a failed seal with a tube from the DIY shop
  • Avoid scourers and strong chemicals on sealant
  • Raise failed sealant with the developer while you’re covered

Ventilation matters in a new home, which is still drying out. Run the fan or open a window after bathing.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak.

How it works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job usually takes a few hours for most snagging lists, longer for a run of plots, and we explain the cure time before we leave. In South Street, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each joint is checked for movement before any work starts.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about stairs, lifts or work at height
  • Clear the area around the work

Ask for a quote

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.

Leave it or put it right?

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in South Street, the repair is bigger than a sealant job.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before work begins.
