New build mastic in Row Green, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first. If you have gaps between new skirting and floors and internal frame sealant that has split, we can put it right, whatever the surface.

Somewhere as small as Row Green, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Surface by surface

Windows and doors

External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.

Skirting and floors

Wet-area floor joints need a flexible seal. We seal them with a sealant suited to wet areas.

What happens on the day

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the number of plots for a typical job. In a small place like Row Green, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at why each joint failed, including any movement.
  2. Old sealant is cut out and the joints cleaned.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Advice

What we’re called out for in Row Green

Sealant applied onto damp surfaces does not bond well. On a busy site, joints are not always given time to dry.

People normally contact us when they notice one of these:

  • Cracks appearing as a new home settles
  • Worktop and upstand sealant coming away
  • Skirting joints opening in the first winter
  • Beads laid onto grit and dust from the build

Around Row Green, as everywhere, new build mastic is only as good as the preparation behind it.

Our hiring checklist

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Open a window or run the fan after bathing
  • Keep water off fresh sealant until it has cured
  • Raise failed sealant with the developer while you’re covered
  • Record problems with dated pictures

Keep photos of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

For landlords and businesses

Landlords and agents in Row Green can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What we can’t put right

In fairness, there are a few things sealant will not fix:

  • Broken tiles or a split tray
  • Baths and trays that move too much for sealant to cope with
  • Cracking that points to a structural problem

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Row Green questions

Do you work for landlords with property near Braintree station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Can you do new build mastic in Row Green?

Yes. We work across London and the South East, and Row Green is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.

Can you do several jobs on one visit?

Yes. Just list everything you need and we will quote it together.

Can you reseal over the builder’s sealant?

No. Sealing over old sealant looks fine for a few weeks, then lifts. All the old sealant comes out before work begins.

What should I tell you?

A short description and the location, plus photos if you have them. We will ask anything else we need to know.

When is the best time to reseal in a new build?

Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
