Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

New build mastic in Little Common, done properly

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. If you are still within the builder’s snagging or warranty period, tell them first, and if it is not put right, get in touch with us. We are often asked to deal with cracked caulk along new skirting and gaps opening as the house dries out and settles, on windows & doors, plot handovers and show homes.

Around Little Common, older homes often have timber floors that move through the year, which is why skirting and threshold joints need a flexible sealant, not filler.

Each job carries a 12-month guarantee, whatever its size.

Do you take on second-fix sealing for builders?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

Typically it takes a few hours in a single home. Bigger jobs take longer.

Are you insured?

Yes. Mr Mastic is fully insured.

Can I send you my snagging list?

Yes. Snagging lists are a common starting point for us. We will go through the sealant items and agree what we’ll do.

Do you need new build mastic in Little Common?

New homes are full of moisture from plaster, screed and concrete, which takes a year or two to dry out. As it does, timber shrinks and joints open.

These are the problems we are asked about most:

  • Beads laid onto grit and dust from the build
  • Gaps between new skirting and floors
  • Gaps opening as the house dries out and settles
  • Worktop and upstand sealant coming away

If you’ve bought a new home near Braintree station, the sealant around baths, showers and frames is worth checking in the first year or two.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • When the joint can take water or movement
  • The length of the guarantee
  • Whether all the old sealant comes out first

Honest limits

Before you book, it’s worth knowing the limits too:

  • Damaged fittings that need replacing
  • Deciding who is responsible under a builder’s warranty
  • Cracking that points to a structural problem

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before you book.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The process

When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours in a single home. Somewhere like Little Common needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. New sealant suited to each joint is applied and tooled neatly.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions

Advice

What happens if it’s left?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Older cottages and farmhouses around Little Common can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Follow the cure time we give you
  • Open a window or run the fan after bathing
  • Photograph failed sealant before it’s redone
  • Raise failed sealant with the developer while you’re covered

Avoid standing on the rim of the bath or the edge of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small and protects the rest of the house.
