Regrouting for homes and businesses in Little Common

Grout is the filler between your tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water can get in behind the tiles. Our job is to rake it out and put new grout in, then reseal the corners and edges. If you are dealing with grout that’s cracking and breaking up and dirty, worn grout on a tiled floor, we can put it right, whatever the surface.

Being in a small place like Little Common makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Surface by surface

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout in that joint wouldn’t last.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.

Landlords, agents and businesses in Little Common

Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured for the work.

When something else is needed

In fairness, some problems need a different trade:

  • Tiles that are loose or hollow behind
  • A leaking shower valve or waste
  • Cracked or broken tiles

If you’re not sure, just phone 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • Bathroom floors
  • Shower walls
  • Wet rooms
  • Kitchen splashbacks

Little Common: your questions answered

Will you come out to Little Common?

Yes, Little Common is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Little Common for regrouting?

Yes, Little Common is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll send you a clear quote.

How much does regrouting cost in Little Common?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

Will regrouting fix loose tiles?

Loose tiles need refixing before regrouting. We’ll point them out before any grout comes out.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or email us.

What we are called out for in Little Common

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before work begins.

Any of these means the joints need attention:

  • Kitchen splashback grout stained by grease
  • Discoloured grout on otherwise sound tiles
  • A grout colour that no longer suits the room
  • Cracked grout along the bath or tray

Homes close to Church of All Saints include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Before booking anyone

  • Which sealant they’ll use, and why
  • Who turns up on the day
  • What happens if they find a problem under the old sealant
  • Are they insured?

10 questions to ask before you book

What affects the cost of regrouting

We don’t publish a price list, because no two jobs are the same. What we look at:

  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The size of the job

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

When you call or email, it’s useful to know:

  • Whether it has been sealed before
  • How we’d reach the joints
  • If it’s domestic, commercial or a hotel
  • Where the property is

There’s no standard price list. Instead, we send you a clear quote for your job. To arrange one, ring 0345 464 0079 or send us an email.

Regrouting in Little Common: local notes

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Braintree station? Then a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Rayne Primary and Nursery School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Little Common is about 3 miles west of Braintree, in Essex. We carry out regrouting for homes and businesses in Little Common and nearby. Across Essex, we cover 644 places, and Little Common is one of them. Chelmsford is on our list too, around 9 miles away.

The process

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It usually takes anything from a few hours to a full day, depending on the area. Somewhere like Little Common needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. Dust and debris are vacuumed out of every joint.
  4. New grout is worked into the joints and cleaned off the tile faces.
  5. We reseal the internal corners and edges with silicone.

Preparing for the visit

  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on
  • Mention any leaks or damp you’ve noticed

Advice

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Check the corner silicone every few months
  • Wipe water off the walls when you are done
  • Have loose tiles looked at early
  • Stick to mild products for cleaning grout

Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
