Need regrouting in Young's End?

Leave it or put it right?

Grout pens and paint-on colourants only cover the surface. They won’t fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Around Young's End, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

Regrouting in Young's End, done properly

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer, and it’s a chance to change the colour too. If you have splashback grout that has darkened and grout that makes sound tiles look old, we can help, on bathroom floors, bathroom wall tiles and wet rooms alike.

Being in a small place like Young's End makes no difference to the job itself: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

We stand behind the work with a 12-month guarantee.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Open a window or run the fan to clear steam
  • Avoid neat bleach and strong acid descalers on grout
  • Have loose tiles looked at early
  • Wipe water off the walls when you’re done

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window so the grout dries between uses.

Once grout cracks, it tends to get worse. Water gets behind the tiles, and they can begin to come away and early regrouting can avoid a much bigger job.

Questions from Young's End

Is Young's End in your area for regrouting?

Yes. Our work covers London and the South East, and Young's End is part of that. Just ring 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.

Do you work for landlords with property near Cressing station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Are you fully insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

How soon can the shower be used after regrouting?

The wait depends on the materials and how warm the room is. We’ll tell you exactly how long at the end of the visit.

Will the sealant be renewed as well as the grout?

We usually do. Fresh grout next to old, mouldy silicone would look odd and could still leak.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What the job involves on each surface

Shower walls

Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.

Bathroom wall tiles

Whole bathroom walls can be regrouted in one visit or more, depending on size. You can change the colour at the same time.

Landlords, agents and businesses in Young's End

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

What regrouting looks like in Young's End

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

If you look after a building such as White Court School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Cressing station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on the area, and the area is left clean. In a small place like Young's End, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Mention any tricky access
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before
