New-build mastic & snagging in Great Dunmow, Essex
Our applicators work in Great Dunmow on plot mastic for developers and snagging failed sealant in new homes. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Frame joints opening as the plaster dries
- Sealant applied over dusty or wet surfaces
- Cracks appearing as a new home settles
Why deal with it now?
Resealing everything on a snagging list in one visit is usually simpler than chasing joints one at a time. You get one visit and one clear quote to plan around. In a smaller place like Great Dunmow, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

New build mastic in Great Dunmow, done properly
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks rather than sitting on a layer of grit. If you’re dealing with new-build shower sealant that has already split and sealant work across a run of new homes, we can help, whatever the surface.
For a new home in or near Great Dunmow, it’s worth checking the sealant early. Gaps at skirtings, shower seals pulling away and missing mastic around frames are common snags.
There’s a 12-month guarantee on every job, whatever its size.

Great Dunmow: your questions answered
I let a flat near Stansted Airport station. Can you help?
Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or email us with the details for a clear quote.
Can you do new build mastic in Great Dunmow?
Yes. We work across London and the South East, and Great Dunmow is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.
Does someone need to be in?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can you do plot mastic on a new development?
Yes. Plot mastic and second-fix sealing for developers is part of our work. Send the schedule and any specification and we will give you a quote.
Can you match the sealant colour to my new kitchen or bathroom?
The colour is chosen to suit the tiles, worktop or frame. Let us know your preference when you ask for a quote.
How long does new build mastic take?
A typical job takes anything from a few hours to several days, depending on the number of plots. We will confirm how long when we quote.
Will there be a smell?
Possibly a little. Any smell clears as the sealant cures.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
New homes and floors in Great Dunmow
Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For new homes near Stansted Airport station, it’s worth checking the sealant early, while snags are still fresh.

What affects the quote in Great Dunmow
Jobs vary more than people expect. The main factors:
- Which sealant suits the joint
- Any working-time requirements on site
- Mould in or behind the old joints
- The amount of work
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Asking for a quote
What to tell us when you ask for a quote:
- Roughly how big the job is
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel
- What the problem is, such as mould, gaps, leaks or cracking
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
When to call us in Great Dunmow
Later trades and the final clean can damage fresh sealant. If it’s disturbed before curing, the joint can be left weak.
If you can see any of these, it’s time to have the joints looked at:
- Sealant applied over dusty or wet surfaces
- Cracks appearing as a new home settles
- Shower seals failing in the first year or two
- Sealant work across a run of new homes
In and around Great Dunmow, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What to look for in a quote
- How hidden problems are handled
- When the joint can take water or movement
- The length of the guarantee
- Who turns up on the day
How the visit works
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours in a single home. Parking around Great Dunmow is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Tell us about any water getting in
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints

What sealant work can’t fix
We won’t take on work that won’t last, so here’s what sealant can’t put right:
- Leaking fittings rather than failed sealant
- Disputes or warranty claims with your builder
- Broken tiles or a split tray
If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Keeping the joints in good condition
Joint life depends on how it’s used and looked after. We suggest:
- Report sealant problems to your builder during the snagging period
- Act quickly if a seal starts to leak
- Wait for the cure time before using a resealed shower
- Record problems with dated pictures
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.
