When it is not the sealant

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • A tray or bath that is not properly supported, until it’s fixed
  • Leaking fittings rather than failed sealant
  • Damaged fittings that need replacing

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

New build mastic in Mystole, done properly

For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over using the right product for each joint. Common call-outs are for smeared, uneven beads picked up at snagging and sealant applied over dusty or wet surfaces, on plot handovers, windows & doors and kitchens.

Somewhere as small as Mystole, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

FAQs for Mystole

I let a flat near Chartham station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.

Is Mystole in your area for new build mastic?

Yes, Mystole is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Will you just run a new bead over the existing one?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Is the work guaranteed?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Where do you work from?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Clean sealant with mild detergent, not abrasives
  • Check bath and shower seals every few months as the house settles
  • Keep water off fresh sealant until it has cured
  • Act quickly if a seal starts to leak

Wipe the sealant with warm soapy water. Avoid abrasive pads and strong solvents as they wear the bead.

A seal that splits early is often a sign of movement. Getting it resealed properly, and any movement checked, stops it recurring.

For landlords and businesses

Letting agents often deal with us directly. Tell us the address, the job and how access works.

We work for landlords and letting agents as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

What affects the quote in Mystole

You will get a clear quote before work begins. It’s based on:

  • Mould in or behind the old joints
  • How many areas need sealing
  • When we can work, for business premises
  • The type of sealant required

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

What we need to know

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • If someone has resealed it before

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

How it works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the number of plots. Somewhere as small as Mystole, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children
