New build mastic for Garlinge Green homes and businesses

New build mastic in Garlinge Green

Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks. We are often asked to deal with gaps opening as the house dries out and settles and plot mastic for developers ahead of handover, on show homes, plot handovers and bathrooms & en suites.

Somewhere as small as Garlinge Green, new homes tend to be conversions, self-builds or a few houses rather than an estate. Every one needs its sealant and floor joints done properly, whatever the size of the site.

Whatever the size of the job, it’s backed by our one-year guarantee in Garlinge Green and across Kent.

What affects the cost of new build mastic

You’ll get a clear quote before we start. It takes into account:

  • How many areas need sealing
  • Any working-time requirements on site
  • The size of the job
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

Before you ask for a quote, have a think about:

  • Any previous sealing or DIY work
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved.

Surface by surface

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. We cut out the failed bead, clean and prime, and reseal with anti-fungal sanitary silicone.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the amount of work. Somewhere like Garlinge Green needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It will not solve:

  • Your warranty claim itself, which is between you and the builder
  • Cracked trays, tiles or worktops
  • A tray or bath that is not properly supported, until it’s fixed

If you’re not sure, just ring 0345 464 0079 or email us and we will give you a straight answer.

Surfaces we seal

  • Plot handovers
  • Windows & doors
  • Bathrooms & en suites
  • Show homes
  • Skirting & floors
  • Kitchens

Do you need new build mastic in Garlinge Green?

On many sites, sealant goes on in the final rush before handover. Dusty, unprimed joints are common, and the sealant sits on grit instead of the surface.

People usually contact us when they notice one of these:

  • Frame joints opening as the plaster dries
  • Gaps opening as the house dries out and settles
  • Kitchen sealant that has pulled off the wall
  • Leaking shower tray seals in a new home

If you’ve bought a new home near Chartham station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • How long to leave it before use
  • Whether the sealant suits the joint
  • How the joint is cleaned and prepared
  • Who does the work, and how experienced they are
