How we handle new build mastic in Leamouth
Across Leamouth, we work for both new-home owners and the builders handing those homes over. One shower or a whole phase of plots, the method doesn’t change: cut out, clean, prime where needed and reseal neatly. We work on kitchens, show homes and plot handovers, and the jobs we see most are cracked caulk along new skirting and internal frame sealant that has split.
From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Do you need new build mastic in Leamouth?
The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.
Any of these means the joints need attention:
- New-build shower sealant that has already split
- Frame joints opening as the plaster dries
- Smeared, uneven beads picked up at snagging
- Beads laid onto grit and dust from the build
If you’ve bought a new home near Custom House station, the sealant around baths, showers and frames is worth checking in the first year or two.
Questions to ask before you book
- What happens if they find a problem under the old sealant
- Whether they’re fully insured
- What product goes in the joint
- Whether VAT is included

What affects the quote in Leamouth
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Whether there’s mould to deal with
- The type of sealant required
- The number and length of the joints
- The old material and how stubborn it is
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- Roughly how big the job is
- If someone has resealed it before
- A few photos by email, if you can
- If it’s domestic, commercial or a hotel
For a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. We will send you a clear quote before any work starts.
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

How the job changes by surface
Plot handovers
Plot mastic is carried out to the developer’s schedule. Each joint is cleaned and primed where needed so the sealant lasts.
Skirting and floors
Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.
The process
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours for most snagging lists, longer for a run of plots. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Leamouth. It helps if you can point us to a visitor permit or a bay close to the door.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely down to clean surfaces.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Let us know about earlier repairs to the joints
- Keep pets and children clear of the area while we work

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Follow the cure time we give you
- Clean sealant with mild detergent, not abrasives
- Resist patching a failed seal with a tube from the DIY shop
- Report sealant problems to your builder during the snagging period
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black saves a harder job later.
