New build mastic in Lagness
Dust is the enemy of new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks rather than sitting on a layer of grit. We’re often asked to deal with skirting joints opening in the first winter and smeared, uneven beads picked up at snagging, across skirting & floors, plot handovers and kitchens.
Around Lagness, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
Every job is covered by a 12-month guarantee.

Common questions in Lagness
I let a flat near Bognor Regis station. Can you help?
Yes, we work for landlords and agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.
Is Lagness within the area you cover?
Yes, Lagness is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What colour sealant will you use?
That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We will agree it with you first.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.
Do you do commercial work?
Yes. We have worked for hotels, offices and other businesses, and we are fully insured.
Should I go to my builder first?
If you are still within the builder’s snagging or warranty period, report it to them first. If they’re slow or the fix doesn’t last, we can help.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
When to call us in Lagness
On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, so the bead never bonds properly.
Common reasons people contact us include:
- Gaps behind new kitchen upstands
- Plot mastic for developers ahead of handover
- Gaps opening as the house dries out and settles
- Messy sealant that spoils new finishes
Around Lagness, as everywhere, new build mastic is only as good as the preparation behind it.
What your quote should include
- How the colour is chosen
- What insurance they hold
- What guarantee comes with the work
- How long to leave it before use
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What sealant work cannot fix
We won’t take on work that won’t last, so these are the limits:
- Cracked trays, tiles or worktops
- Disputes or warranty claims with your builder
- Leaks from pipes, valves or wastes, which need a plumber
If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

Aftercare tips
After the cure time, these simple habits help:
- Wipe joints with warm soapy water
- Photograph failed sealant before it’s redone
- Resist patching a failed seal with a tube from the DIY shop
- Follow the cure time we give you
Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day to cure enough for use.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.
What we do, step by step
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to several days, depending on the number of plots. Somewhere like Lagness needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- The old bead comes out in full, with no layer left behind.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- We check every joint and tell you how long each needs to cure.
How to prepare
- On commercial sites, let us know about site rules
- Clear items away from the joints we’re working on
- Try not to wet indoor joints just before the visit

Advice
New build mastic in Lagness: local notes
Lagness is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you’ve bought a new home near Bognor Regis station, the sealant around baths, showers and frames is worth checking in the first year or two.
