Why deal with it now?

For developers, getting the sealant right first time saves return visits. Snagging visits for failed sealant cost time on every plot. Around Hillside, water from a failed joint in an older stone home can soak into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why Hillside clients choose us

  • Every job guaranteed for a year
  • White, clear, grey or coloured to suit, where the product allows
  • We are fully insured
  • Old sealant always removed completely

About our new build mastic in Hillside

Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that’s letting water through needs doing now. We work on kitchens, show homes and skirting & floors, and common reasons people get in touch are gaps between new skirting and floors and cracked sealant around new window and door frames.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

Every job is covered by our 12-month guarantee, wherever you are in Aberdeenshire.

When it is not the sealant

It helps to know what we cannot do:

  • Plumbing faults behind the sealant
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Your warranty claim itself, which is between you and the builder

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Hillside questions

I let a flat near Montrose station. Can you help?

Yes. We work for letting agents and landlords as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Hillside in your area for new build mastic?

Yes, Hillside is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Will you just run a new bead over the existing one?

No. The old sealant is cut out fully, then clean and prime the joint, and a new bead applied.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, wherever you are.

Do you work for developers?

Yes. We seal plots to the developer’s programme ready for handover. Get in touch with the number of plots and the scope for a clear quote.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

Signs you need new build mastic in Hillside

Sealant is often one of the last jobs before handover. Dusty, unprimed joints are common, so the bead never bonds properly.

These are the problems we are asked about most:

  • Shower seals failing in the first year or two
  • Kitchen sealant that has pulled off the wall
  • Joints pulling apart as timber shrinks
  • Smeared, uneven beads picked up at snagging

Around Hillside, as everywhere, new build mastic is only as good as the preparation behind it.

What your quote should include

  • How hidden problems are handled
  • Whether the sealant suits the joint
  • What guarantee comes with the work
  • What insurance they hold

How to choose a mastic man

What affects the quote in Hillside

You will get a clear quote before we start. It takes into account:

  • Whether the work is at height
  • When we can work, for business premises
  • Whether there’s mould to deal with
  • The type of sealant required

Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.

What we need to know

There’s no need for technical detail. Just tell us:

  • The type of property
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before

We quote each job on its own. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for most snagging lists, longer for a run of plots for a typical job. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. Failed or untidy sealant is cut out completely.
  3. Surfaces are cleaned of building dust and primed where needed.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Clear items away from the joints we’re working on
  • Mention any parking rules near the property
  • Tell us about any water getting in

Advice

What the job involves on each surface

Kitchens

As a new house dries, worktops and walls shift a little, which opens gaps along the back. We reseal them with a flexible sealant.

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. A proper reseal keeps water in the tray.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
