New Build Mastic in Galltair
We cover Galltair for plot mastic for developers and snagging failed sealant in new homes. Old material cut out, joints cleaned and sealed neatly.
- Skirting joints opening in the first winter
- Cracked sealant around new window and door frames
- Plot mastic for developers ahead of handover
Why deal with it now?
DIY kits do not solve the main problems with new-build sealant: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. Around Galltair, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

New build mastic in Galltair, done properly
A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. If you have second-fix sealing on new plots and worktop and upstand sealant coming away, we can help, whatever the surface.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods
Skirting and floors
As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.
Show homes
We seal show-home bathrooms, kitchens and frames. We will plan around viewing times.
Galltair: your questions answered
Will you come out to Galltair?
Yes, Galltair is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Can you do new build mastic in Galltair?
Yes. Our work covers the whole of Scotland, and Galltair is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
What colour sealant will you use?
Most bathroom joints are white or clear, but sealant comes in other colours too. We match the colour to the finish and agree it with you.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Is it worth resealing while the house is still settling?
That depends on the joint. A leaking shower or bath seal should be redone right away, but cosmetic gaps can wait for movement to slow.
What sealant do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we are using and why.
Can tenants book the work?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can I send you my snagging list?
Yes. Send us the sealant items on the list, with photos if you can. We’ll tell you if anything on it is not a sealant job.
Aftercare tips
Good habits help new joints last longer. A few tips:
- Don’t wait for the house to settle if water is getting through
- Raise failed sealant with the developer while you’re covered
- Resist patching a failed seal with a tube from the DIY shop
- Look at the sealant regularly in the first couple of years
Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day to cure enough for use.
A failed seal in a new home lets water into joists, plasterboard and ceilings. Catching it early keeps the fix to the sealant.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

New build mastic around Galltair
Galltair is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
Whether the job is in Galltair itself or nearby, the right material for each joint matters as much as a neat finish. Around Galltair, as everywhere, new build mastic is only as good as the preparation behind it.
