Glenelg New Build Mastic
Problem with your new-build sealant joints in Glenelg? We cut out the old, prepare the joints and apply the right sealant.
- Sealant work across a run of new homes
- Cracked sealant around new window and door frames
- Smeared, uneven beads picked up at snagging
New build mastic in Glenelg
For builders and developers, we work through plots to the schedule you give us. We seal bathrooms, kitchens, windows, doors and skirting so plots are ready to hand over. If you are dealing with new-build shower sealant that has already split and skirting joints opening in the first winter, we can help, whatever the surface.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
Our work is backed for twelve months.

Why deal with it now?
It often makes sense to do all the sealant items on a snagging list together. It’s one visit, one quote and one set of cure times for the lot. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We will give you a clear quote for the lot.
What you get with us

- Old sealant always removed completely
- You choose the colour before work begins

What new build mastic looks like in Glenelg
Glenelg is close to the coast. New homes near the sea put their outside mastic to work from day one, so it’s worth checking at snagging. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Glenelg, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A tray or bath that is not properly supported, until it’s fixed
- Damaged fittings that need replacing
- Disputes or warranty claims with your builder
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

When to call us in Glenelg
Not every new-build joint gets the right sealant: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.
Look out for any of the following:
- Beads laid onto grit and dust from the build
- Sealant work across a run of new homes
- Gaps opening as the house dries out and settles
- Internal frame sealant that has split
Whether the job is in Glenelg itself or nearby, the right material for each joint matters as much as a neat finish.
What your quote should include
- Whether VAT is included
- What guarantee comes with the work
- What preparation is included
- How much experience the applicator has
Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
How we quote for new build mastic
Your quote is based on your job. We look at:
- The old material and how stubborn it is
- The amount of work
- Whether there’s mould to deal with
- Whether the work is at height
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What to tell us for a quote
Before you ask for a quote, have a think about:
- How many joints, rooms or windows are involved
- Whether it has been sealed before
- Pictures of the joints, sent by email
- What’s wrong with the joints now
There’s no standard price list. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to several days, depending on the number of plots. For a place like Glenelg, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- Each joint is checked for movement before we start.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property
- Let us know if you’ve seen damp or leaks
