New build mastic for Fordoun homes and businesses

New build mastic in Fordoun, done properly

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. If you’re dealing with gaps between new skirting and floors and untidy sealant flagged on a snagging list, we can put it right, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Common problems we fix in Fordoun

A new house holds a lot of water from the build, and it dries out over the first couple of years. As it does, timber shrinks and joints open and the sealant has to cope with the movement.

It’s worth asking for a quote if you see:

  • Gaps between new skirting and floors
  • Untidy sealant flagged on a snagging list
  • Sealant work across a run of new homes
  • Cracked sealant around new window and door frames

In and around Fordoun, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Choosing a sealant specialist

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours in a single home, depending on how much there is to do. Outdoor work around Fordoun depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Before we arrive

Advice

Joints and finishes in Fordoun homes

Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For new homes near Laurencekirk station, it’s worth checking the sealant early, while snags are still fresh.

Honest limits

We will always be straight with you, so here’s what new sealant won’t do:

  • A tray or bath that isn’t properly supported, until it’s fixed
  • Disputes or warranty claims with your builder
  • Cracked trays, tiles or worktops

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Plot handovers
  • Show homes
  • Windows & doors
  • Bathrooms & en suites
  • Skirting & floors
  • Kitchens

Different surfaces, different methods

Show homes

We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.

Kitchens

Beside the sink, the joint takes water every day. We use a sealant suited to kitchens, food-safe where it’s needed.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep pictures and emails about snagging items
  • Get a leaking seal dealt with straight away
  • Clean sealant with mild detergent, not abrasives
  • Follow the cure time we give you

Leave the sealant for the cure time we give you before showering or bathing. Silicone is usually left for about a day.

Don’t let the snagging period run out with sealant problems unreported. Once it ends, the repair may be down to you so report it promptly.

FAQs for Fordoun

Is Fordoun in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Fordoun is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

Can you help a landlord with a rental near Laurencekirk station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you take on second-fix sealing for builders?

Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved and we will quote.

Can new sealant go on top of the old bead?

No. Fresh silicone does not stick to the old layer, so it soon lifts and traps water. We cut the old bead out completely.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours for most snagging lists, longer for a run of plots. We will give you a better idea when we quote.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you use white or clear sealant?

White and clear are the most common, but sealant comes in other colours too. We choose one to suit the room and agree it with you.

What happens if it’s left?

For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time and most come down to preparation. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
