Where new homes go up in smaller places like Chells, it’s often a small development or a single plot. Each still needs its sealant and floor joints finished properly from day one.

Can I do it myself?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Landlord and commercial work in Chells
Landlords and agents in Chells can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
What we do, step by step
You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours in a single home for a typical job. In a smaller place like Chells, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- Joints are dried and primed where the product calls for it.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- We check every joint and leave you with the cure times.
Before we arrive
- Tell us about any previous sealing or DIY attempts
- Tell us if parking is tricky
- Mention any tricky access

Advice
What new build mastic looks like in Chells
Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Stevenage, which Chells is part of, is one of England’s post-war new towns. Newer neighbourhoods have been added to Stevenage over the years. Older homes need their sealant and floor joints renewing, newer ones checking at snagging.
In and around Chells, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Stevenage station, the sealant around baths, showers and frames is worth checking in the first year or two.

Around Chells
Around Chells, our work takes us to homes and buildings near Lodge Farm Primary School, among other places. Chells’s nearest station is Stevenage station, about 1.8 miles south-west. A little further out are Lister Hospital (2.1 miles north-west) and Benington Castle (2.4 miles south-east). The countryside around Chells includes Pryor's Wood.
Why deal with it now?
A hairline gap at a skirting can wait, but a leaking seal cannot. Not sure whether yours can wait? You can phone 0345 464 0079 or send us an email with a few photos and we will tell you. Around Chells, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.
What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Aftercare tips
Good habits help new joints last longer. A few tips:
- Keep water off fresh sealant until it has cured
- Check bath and shower seals every few months as the house settles
- Clean sealant with mild detergent, not abrasives
- Do not wait for the house to settle if water is getting through
Photograph failed sealant before it’s redone and keep the builder’s replies. It’s useful if you need to raise other issues later.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.

Chells questions
Is Chells within the area you cover?
Yes, Chells is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do new build mastic in Chells?
Yes. We work across London and the South East, and Chells is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing.
Can you match the sealant colour to my new kitchen or bathroom?
That depends on what the joint meets: white or clear in most bathrooms, and a colour to suit worktops, frames and floors elsewhere. We agree the colour before any work starts.
What information do you need?
Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or send us an email.
Is it worth trying it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Why has my new-build shower seal failed already?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
How the job changes by surface
Bathrooms and en suites
Baths, showers, basins and trays in new bathrooms are the most common new-build reseal. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.
Show homes
We seal show-home bathrooms, kitchens and frames to a tidy standard. We’ll plan around viewing times.
