Need new build mastic in Cathkin?

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

New build mastic in Cathkin, done properly

Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover using the right product for each joint. We’re often asked to deal with cracked caulk along new skirting and frame joints opening as the plaster dries, on windows & doors, skirting & floors and bathrooms & en suites.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Big or small, it’s backed by our 12-month guarantee.

How the job changes by surface

Skirting and floors

New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out.

What new build mastic looks like in Cathkin

Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

For new homes near Burnside station, it’s worth checking the sealant early, while snags are still fresh. In and around Cathkin, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Cathkin is about 2 miles south-west of Cambuslang, in South Lanarkshire. Cathkin gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Cathkin is one of 139 towns and villages in South Lanarkshire we cover.

Cathkin questions

Can you do new build mastic in Cathkin?

Yes, Cathkin is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Is Cathkin within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Why does sealant fail so quickly in new builds?

Cracking in the first couple of years is common, because the house is drying and settling. Rushed application on dusty surfaces makes it worse.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Should I go to my builder first?

Report it to the builder first while you are covered. If it isn’t resolved, we’ll cut it out and reseal it.

Can you reseal over the builder’s sealant?

No. The old sealant is cut out fully, then clean and prime the joint, before resealing.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What affects the cost of new build mastic

We do not publish a price list, because no two jobs are the same. What we look at:

  • How many rooms, windows or areas are involved
  • Access and height
  • Any working-time requirements on site
  • Which sealant suits the joint

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Helping us quote

To make quoting easier, please include:

  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy
  • What’s wrong with the joints now
  • Where the property is

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.

When something else is needed

New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:

  • Broken tiles or a split tray
  • Movement caused by a poorly fitted tray or bath
  • Deciding who is responsible under a builder’s warranty

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Where we work in Cathkin

  • Plot handovers
  • Skirting & floors
  • Bathrooms & en suites
  • Windows & doors
  • Kitchens
  • Show homes

Looking after it afterwards

To keep the joints looking good and working properly:

  • Check bath and shower seals every few months as the house settles
  • Get a leaking seal dealt with straight away
  • Avoid scourers and strong chemicals on sealant
  • Report sealant problems to your builder during the snagging period

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers so moisture does not sit on the sealant.

Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the number of plots for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
  2. The old bead comes out in full, with no layer left behind.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Each area is checked and left with its cure time.

Before we arrive

  • Keep pets and children clear of the area while we work
  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit
