Landlord and commercial work in Broadbridge

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

New build mastic for homes and businesses in Broadbridge

Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that is reasonable, but a failed shower or bath seal shouldn’t wait. We’re often asked to deal with smeared, uneven beads picked up at snagging and worktop and upstand sealant coming away, on bathrooms & en suites, kitchens and windows & doors.

For a small place like Broadbridge, the journey and access are planned in advance, and once on site, the job is the same as anywhere.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Different surfaces, different methods

Show homes

We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.

Plot handovers

Taking time over preparation reduces return visits. Dust from the build is removed first.

The process

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours in a single home. For a village or hamlet like Broadbridge, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each joint is checked for movement before we start.
  2. Old sealant is cut out and the joints cleaned.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep children and pets away from the work area
  • Mention any parking rules near the property

Broadbridge questions

Do you cover Broadbridge for new build mastic?

Yes. We work across London and the South East, and Broadbridge is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.

I let a flat near Bosham station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. You can ring 0345 464 0079 or email us with the details for a clear quote.

How long should I leave it?

It depends on the product. Before we leave, we’ll tell you the cure time.

Can new sealant go on top of the old bead?

No. New silicone will not bond to old silicone, so it soon lifts and traps water. We cut the old bead out completely.

Should I wait before resealing?

For failed seals that let water through, the best time is now. Cosmetic gaps can wait until the first year or two of movement has passed.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Do you take on second-fix sealing for builders?

Yes. We take on second-fix sealant work across new plots. We clean and prime joints properly to keep callbacks down.

What new build mastic looks like in Broadbridge

Broadbridge is within about 3 miles of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you’ve bought a new home near Bosham station, the sealant around baths, showers and frames is worth checking in the first year or two. Around Broadbridge, as everywhere, new build mastic is only as good as the preparation behind it.

Honest limits

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Structural cracks in walls or ceilings
  • Cracked trays, tiles or worktops
  • Leaking fittings rather than failed sealant

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before you book.

How to look after the new joints

Aftercare is simple:

  • Wait for the cure time before using a resealed shower
  • Don’t seal over failed sealant yourself
  • Act quickly if a seal starts to leak
  • Watch for new gaps as the house dries out

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day before water reaches them.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Why deal with it now?

Resealing everything on a snagging list in one visit is normally simpler than chasing joints one at a time. It’s one visit, one quote and one set of cure times for the lot. Where a wall is exposed, as many are in small places like Broadbridge, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
