New build mastic for homes and businesses in Beith

Building dust is behind a lot of failed new-build sealant. Each joint is cleaned of dust and primed where the product calls for it, so the new bead bonds properly instead of bonding to the dust. If you are dealing with plot mastic for developers ahead of handover and internal frame sealant that has split, we can put it right, on windows & doors, show homes and bathrooms & en suites alike.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

What affects the cost of new build mastic

Call for a quick quote. The main things that affect it are:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • When we can work, for business premises
  • Which sealant suits the joint

What you pay reflects the work, not guesswork. That is why we ask about the job first.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How it works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours for most snagging lists, longer for a run of plots, and we tell you how long to leave it before we go. Around Beith, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Avoid scourers and strong chemicals on sealant
  • Open a window or run the fan after bathing
  • Look at the sealant regularly in the first couple of years
  • Raise failed sealant with the developer while you are covered

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.

Why act early in Beith

Small cosmetic gaps can wait for the house to settle, but water getting through can’t. If you’re unsure which you have, email us at info@mrmastic.co.uk with photos. In an older home around Beith, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Common questions in Beith

Do you work for landlords with property near Glengarnock station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Is Beith in your area for new build mastic?

Yes. We work across all of Scotland, and Beith is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Where is Mr Mastic based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can new sealant go on top of the old bead?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Do you work through snagging lists?

Yes. Snagging lists are a common starting point for us. We agree the sealant items with you before work begins.

What colour sealant will you use?

The colour is chosen to suit the tiles, worktop or frame. Tell us what you’d like when you get a quote.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

What new build mastic looks like in Beith

The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Beith, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. For new homes near Glengarnock station, it’s worth checking the sealant early, while snags are still fresh.
