New build mastic for homes and businesses in Balgowan
Some owners wait for the first year’s movement before having joints redone. For small cosmetic gaps, that’s reasonable, but a seal that is letting water through needs doing now. We’re often asked to deal with messy sealant that spoils new finishes and internal frame sealant that has split, on skirting & floors, plot handovers and kitchens.
Around smaller Scottish places like Balgowan, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
The work is covered for a year after we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Balgowan questions
Is new build mastic in Balgowan guaranteed?
All our work, in Balgowan and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Is Balgowan within the area you cover?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Will it make a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Do you work for developers?
Yes. We seal plots to the developer’s programme, room by room. Tell us the plots and the joints involved for a clear quote.
What should I tell you?
The location, the problem and the rough size of the job. If you can, email a few photos.
Is it worth resealing while the house is still settling?
Any seal that is leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.
Do you work for hotels and businesses?
Yes. We have worked for hotels, offices and other businesses.

- The size of the job
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

What to tell us when you ask for a quote:

- Photos by email, if that is easy
- Roughly how big the job is
- Where the job is, and your postcode
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.
New build mastic in Balgowan: local notes

Surface by surface
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in.
Windows and doors
External mastic around new windows and doors is sometimes rushed or missed. We reseal it with a weatherproof, flexible sealant.
What happens on the day
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take anything from a few hours to several days, depending on the number of plots. For a place like Balgowan, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we work through your snagging list or plot schedule with you.
- We cut out every bit of the failed or messy sealant.
- We clean off dust from the build and prime the surfaces where the product needs it.
- New sealant suited to each joint is applied and tooled neatly.
- Finally, each room is checked and you’re given the cure time.
Before we arrive
- Let us know about parking restrictions
- Tell us about any previous sealing or DIY attempts
- For indoor joints, keep the area dry beforehand if you can

Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Wait for the cure time before using a resealed shower
- Report sealant problems to your builder during the snagging period
- Photograph failed sealant before it’s redone
- Resist patching a failed seal with a tube from the DIY shop
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it as they wear the bead.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.
Why deal with it now?
A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:
- Disputes or warranty claims with your builder
- Broken tiles or a split tray
- Cracking that points to a structural problem
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
