New build mastic in Albany Park

New build mastic around Albany Park

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Many of London’s new homes are flats in bigger developments, where snags may need reporting through the developer or the managing agent.

As a London address, Albany Park can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you’ve bought a new home near Sidcup station, the sealant around baths, showers and frames is worth checking in the first year or two.

How we handle new build mastic in Albany Park

Snagging sealant properly means taking the failed bead out completely. Fresh silicone can’t bond to the old layer, so it all comes out before we clean, dry and reseal. Typical jobs include cracked sealant around new window and door frames and untidy sealant flagged on a snagging list, across show homes, bathrooms & en suites and plot handovers.

From brand-new flats to converted terraces with new flooring, London has every kind of floor. Wherever a floor meets a wall, a skirting or a threshold, the joint has to allow for movement.

We stand behind the work with a 12-month guarantee.

Bathrooms and en suites

Shower trays in new homes often move slightly in the first year. We reseal once the old bead is fully out.

Plot handovers

Developers can send the plot schedule and specification. We seal bathrooms, kitchens, frames and floors to the agreed spec.

Questions from Albany Park

Do you cover Albany Park for new build mastic?

Yes. Our work covers London and the South East, and Albany Park is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear quote.

I let a flat near Sidcup station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before we start.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.

Do you work through snagging lists?

Yes. Send us the sealant items on the list, with photos if you can and we will give you a quote. We will tell you if anything on it is not a sealant job.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Who should fix failed sealant in a new build?

If you’re still within the builder’s snagging or warranty period, report it to them first. If it isn’t sorted, or keeps failing, get in touch with us.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Why it’s worth doing now in Albany Park

For developers, getting the sealant right first time saves return visits. Every return visit for a failed seal takes time and most come down to preparation. Damp from a failed joint spreads quietly in older London brickwork and timber, and by the time it shows on a wall or ceiling in Albany Park, the repair is bigger than the sealant job would have been.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why us?

How we quote for new build mastic

We don’t publish a price list. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • The size of the job
  • Whether there’s mould to deal with
  • Access and height

Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • Photos by email, if that’s easy

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

How the visit works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours in a single home. In Albany Park, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. First, the list of joints is agreed from your snagging sheet or plot schedule.
  2. The failed sealant is removed completely down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed

Ask for a quote

We quote each job on its own, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job.

Advice

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Act quickly if a seal starts to leak
  • Raise failed sealant with the developer while you’re covered
  • Keep water off fresh sealant until it has cured
  • Photograph failed sealant before it’s redone

Keep pictures of the joints and any snagging correspondence with your builder. It’s useful if you need to raise other issues later.

Do not let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you, so raise it early.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
