External mastic in Albany Park: local notes
With historic houses such as Danson House (about 2.2 miles north) nearby, there’s older building stock in the area around Albany Park as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. London terraces and converted houses often share gutters, downpipes and walls, so check who is responsible for the outside before booking.
Albany Park is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. For site and facilities teams at buildings such as Birkbeck Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

External mastic in Albany Park, done properly
A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you have failed sealant between panels on a façade and rain getting behind render or cladding at a joint, we can put it right, whatever the surface.
Outside work in London starts with access: side passages, upper floors and where to park. In Albany Park, joints up high may need ladders or other access, which is worth talking through when you book.
Big or small, you get the same one-year guarantee.

Landlord and commercial work in Albany Park
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
What we cannot put right
A few problems are outside what sealant work can do:
- Rising or penetrating damp from elsewhere in the wall
- Walls that need new movement joints cut into them
- Structural movement, which needs a surveyor or engineer
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.
What we seal
- Brickwork movement joints
- Façade panels
- Joints between brick and frames
- Copings & trims
- Render & cladding joints
- Concrete & block
What affects the cost of external mastic
Every job gets its own quote. These are the things that affect it:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- The number of rooms or windows
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.
Asking for a quote
To help us quote quickly, please include:
- Roughly how big the job is
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
We quote each job on its own. Just phone 0345 464 0079 or email us with the details, and pictures are welcome.
When to call us in Albany Park
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.
Common reasons people contact us are:
- Cracked joints where brick meets render or frames
- Panel joints letting water in
- Brick movement joints where the sealant has split
- Movement joints filled with mortar instead of sealant
For an older house near a landmark such as St Lawrence church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Albany Park questions
Is parking a problem for a job in Albany Park?
Parking in Albany Park, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
I let a flat near Sidcup station. Can you help?
Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.
Do you work at height?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher ones, send details and we’ll confirm the access.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
What is a movement joint?
A vertical gap in a long brick wall is generally a movement joint. It gives the wall room to move.
Will the new joint stand out?
We choose a sealant colour to suit the brick, stone or render, so the joint sits quietly in the wall. Exterior sealants come in a good range of colours.
How do I get a quote for external mastic in Albany Park?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
How long should I leave it?
Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.
How it works
We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Albany Park. It helps if you can point us to a visitor permit or a bay close to the door.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
How to prepare
- Clear the area around the work
- Let us know about stairs, lifts or work at height
- Tell us about any water getting in
Getting a quote
There’s no standard price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To arrange one, ring 0345 464 0079 or send us an email.
Related advice
Keeping the joints in good condition
Looking after new joints is easy:
- Walk round the building once a year and look at the joints
- Fix overflowing gutters above sealed joints
- Leave the joints unpainted unless we’ve said otherwise
- Make sure movement joints are not pointed over
Look over the joints once a year, ideally after winter. Watch for splits, edges coming away or growth in the joint.
Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. Converted houses in London often have a bathroom above someone else’s living room, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
