Gutter sealing near Tarbrax

Why deal with it now?

New gutters cost far more than a few resealed joints. Where the gutter is in good order and only a joint leaks, resealing is the sensible fix. If it has failed, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Gutter sealing in Tarbrax, done properly

We seal leaking gutter joints, end caps, fascia and soffit joints, along with roofline trims and garage door frames. It’s joint work rather than new guttering. If you’re dealing with wet patches on the wall under a gutter joint and open joints in fascias and soffits, we can help.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

There’s a 12-month guarantee on every job, whatever its size.

Gutter sealing in Tarbrax: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

For an older house near a landmark such as Tarbrax Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Tarbrax is about 8 miles south of Livingston, in West Lothian. Across the EH55 area, our applicators can take on gutter sealing. We cover 58 towns and villages across West Lothian, large and small. We also work in Edinburgh, around 18 miles away.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes anything from an hour or two to a few hours. Outside jobs in Tarbrax need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. A gutter sealant is applied to the joint.
  5. We check the run and clear debris near the joints.

Getting ready for the visit

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • Roof leaks, slipped tiles or failed flashing (a roofer’s job)
  • Brackets that have snapped or loosened

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

How we quote for gutter sealing

For a quick quote, just ask. The main things that affect it are:

  • How many areas need sealing
  • Any mould that needs treating
  • How much there is to do
  • Working hours on commercial sites

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

You do not need to know the technical terms. It helps if you can tell us:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Photos by email, if that’s easy
  • What’s wrong with the joints now

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.

FAQs for Tarbrax

Will you clear out my gutters?

We clear debris around the joints we’re sealing. A full clean of the gutters isn’t part of it.

What guarantee comes with the job?

There’s a 12-month guarantee on every job, gutter and fascia work included.

What does gutter sealing cost?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Different surfaces, different methods

Roofline trims

Sealing roofline trims is joint work only. A roofer deals with the roof itself.

Gutter joints

Most gutter leaks start at a joint between sections. We clean, dry and reseal them.

Do you need gutter sealing in Tarbrax?

Sealant on fascias and trims weathers like any outdoor joint. It hardens, shrinks and splits over time.

These are the problems we’re asked about most:

  • Old sealant on roofline trims that has split
  • Water running down the wall below the gutter
  • Drips from gutter joints and end caps
  • Old gutter sealant that has let go

Rented homes near Addiewell station change hands often, and a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside.

What to look for in a quote

  • Who does the work, and how experienced they are
  • The length of the guarantee
  • How the colour is chosen
  • Whether the sealant suits the joint
