About our gutter sealing in Slamannan

It’s easy to live with a dripping gutter joint, but each shower sends water to the same place. Sealing it is quick if the gutter is otherwise in good order. We work on uPVC fascias, soffit joints and gutter end caps, and the jobs we see most are rain getting in around a garage door and wet patches on the wall under a gutter joint.

External sealant needs dry surfaces, so outdoor work around Slamannan is planned around the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Soffit joints

Gaps at soffit joints can let in draughts and insects. A neat seal closes them.

Garage door frames

Garage door frames let rain in when their sealant fails. It’s removed and renewed.

What gutter sealing looks like in Slamannan

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For landlords with property near Caldercruix station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking. In and around Slamannan, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

Common questions in Slamannan

Is Slamannan in your area for gutter sealing?

Yes. We work across all of Scotland, and Slamannan is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

I let a flat near Caldercruix station. Can you help?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Is gutter cleaning part of the job?

We clear what’s around the joints we work on. A full clean of the gutters is not part of it.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Can you fit new guttering?

Replacement isn’t our trade. We’ll tell you if the gutter needs replacing so you can call the right trade.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How we quote for gutter sealing

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Whether the work is at height
  • The size of the job

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What we need to know

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Roughly how big the job is
  • Whether it has been sealed before
  • The problem you’ve noticed

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How to look after the new joints

After the cure time, these simple habits help:

  • Have sagging gutters refixed early
  • Watch for drips in a downpour
  • Rest ladders on the wall, not the gutter
  • Look along the fascias for open joints

Look at fascia and trim joints when you are checking the gutters. Splits are easier to seal early.

If an end cap is dripping, deal with it before winter. Water down the wall all winter can cause damp.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes an hour or two for a few joints, longer for a full run, and the area is left clean. Outside jobs in Slamannan need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we find the drip and check the gutter is not cracked or sagging.
  2. We clean out the joint and take out the old sealant.
  3. We make sure the joint is dry before sealing.
  4. We seal the joint with a sealant made for gutters and outdoor use.
  5. We check the run and clear any debris we find while we’re there.

Before we arrive

  • Clear items away from the joints we are working on
  • Keep children and pets away from the work area
  • For indoor joints, keep the area dry beforehand if you can

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Housing providers, facilities teams and property managers book us too in Slamannan and across Falkirk. We can quote a run of properties together.
