What we’re called out for in Roedean

Debris in the gutter keeps water sitting at the joints. Standing water finds the weakest joint and drips through.

Keep an eye out for these signs:

  • Earlier gutter repairs that have peeled off
  • Failed sealant on a garage door frame
  • Streaks down the brickwork from a leaking joint
  • Cracked sealant along roofline trims

If you look after a building such as St Mark's CofE Primary School, its movement joints, gutters and trims need looking after like any other building’s.

10 questions to ask before booking

Gutter sealing in Roedean

Our work covers gutter joints and end caps as well as fascias and soffits plus roofline trims and garage door frames. It’s all about the joints, not replacing the gutter. If you have water running down the wall below the gutter and leaking gutter joints and stop ends, we can help.

Outside joints can only be sealed when they’re dry, so work in Roedean is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Honest limits

It helps to know what we can’t do:

  • Water backing up from a blocked pipe
  • Boards that have decayed or split
  • Brackets that have snapped or loosened

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Garage door frames
  • Gutter end caps
  • Roofline trims
  • Soffit joints
  • uPVC fascias
  • Gutter joints

The process

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The work itself takes an hour or two for a few joints, longer for a full run from start to finish. Somewhere as small as Roedean, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at where the water is coming from and check the gutter isn’t broken or sagging.
  2. We clean out the joint and take out the old sealant.
  3. We make sure the joint is dry before sealing.
  4. Gutter or exterior sealant is applied and finished.
  5. We look along the gutter and clear debris around the joints.

How to prepare

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

Advice

Work for landlords, hotels and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we will quote.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

What the job involves on each surface

Roofline trims

We seal the trims, not the roof. Roofing problems need a roofer.

Soffit joints

Soffit joints are sealed in a colour to suit, where one is available.

Questions from Roedean

Do you work for landlords with property near Brighton station?

Yes, landlords and agents are among the people we work for. You can phone 0345 464 0079 or send us an email with the details for a clear quote.

Is Roedean within the area you cover?

Yes, Roedean is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can a leaking gutter joint be sealed?

Usually, if the gutter is sound. We clean and dry the joint before sealing so the seal holds.

Can you fit new guttering?

That is not something we do. Our work is sealing joints; replacing gutters and fascias needs a gutter or roofline installer.

How long should I leave it?

That depends on the sealant used, so please follow the time we give you.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Leave it or put it right?

A bead squeezed onto a wet joint might hold for a while but it tends to peel off. Cleaning out and drying the joint first is what makes it last. Older cottages and farmhouses around Roedean can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Quotes for gutter sealing in Roedean

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • How many areas need sealing
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Where the property is
  • Any previous sealing or DIY work
  • How we’d reach the joints

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or drop us an email.

Walls and rooflines in Roedean

Roedean is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on gutter, fascia and roofline joints, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around St Mark's Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Rented homes near Brighton station change hands often, and leaking gutter joints on a rental are best caught before they stain the walls.

Roedean is about 2 miles east of Carlton Hill, in Brighton and Hove. Roedean gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across Brighton and Hove, we cover 30 places, and Roedean is one of them.

Every address in BN2 is covered for gutter sealing, from the main roads to the quietest streets. We cover properties on Peel Road, Cliff Road and Henley Road and the roads around them. Within a short drive, we also cover Brighton and Hove (4 miles west), Hove (4 miles west), Brunswick (3 miles west), Seven Dials (3 miles north-west), Hollingdean (3 miles north-west) and Prestonville (3 miles north-west).
