Gutter, fascia & soffit sealing in Pratt's Bottom, Greater London
Our applicators work in Pratt's Bottom on sealing leaking gutter joints, end caps, fascias, soffits and roofline trims. Old sealant removed completely, joints prepared properly and a 12-month guarantee.
- Rain getting in around a garage door
- Cracked sealant along roofline trims
- Damp patches inside below a leaking gutter
How we handle gutter sealing in Pratt's Bottom
Gutter and fascia replacement is not our trade, and nor is roofing. What sealant does is close joints and it can’t mend broken brackets, split sections or blocked downpipes. We work on uPVC fascias, soffit joints and roofline trims, and people most often call us about end caps that drip every time it rains and fascia boards with gaps between them.
Outside work in London starts with access: side passages, upper floors and where to park. In Pratt's Bottom, joints up high may need ladders or other access, which is worth talking through when you book.
Big or small, you get the same 12-month guarantee.

What gutter sealing looks like in Pratt's Bottom
London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Down House (about 2.7 miles west) nearby, there’s older building stock in the area around Pratt's Bottom as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
If you live in an older home near All Souls' Church, an extension built onto an older house moves differently, and the joint between them takes the strain. Pratt's Bottom is in London, so parking needs planning: let us know about parking bays, permits or a driveway.
Pratt's Bottom is about 3 miles south of Orpington, in Greater London. Aftercare tips
Looking after new joints is easy, and it makes a real difference:
- Have sagging gutters refixed early
- Watch the wall under the gutters for staining
- Glance at the soffit joints now and then
- Look at the gutters while it’s raining
Clear the gutters once or twice a year, so water drains away past the joints. Water left in a gutter tests every joint.
Rain getting in round a garage door frame can damage what’s stored inside. A reseal sorts it while the frame is sound.
What affects the cost of gutter sealing
The quote reflects the job in front of us. We take into account:
- Whether there’s mould to deal with
- Working hours on commercial sites
- Whether old sealant or filler has to be cut out
- Whether the work is at height
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.
What we need to know
To make quoting easier, please include:
- A few photos by email, if you can
- Where the job is, and your postcode
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel

Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Do you need gutter sealing in Pratt's Bottom?
Stop ends take pressure from water running along the gutter. If the seal fails, water escapes at the end and runs down the wall.
These are the problems we are asked about most:
- Wet patches on the wall under a gutter joint
- Garage door frames letting rain in
- Trim joints where the sealant has failed
- Drips from gutter joints and end caps
Schools such as Pratts Bottom Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

When it isn’t the sealant
Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:
- Fascias that need replacing
- Sagging gutters or broken brackets
- Downpipes that are blocked or broken
Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before you book.

How the visit works
We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. Expect the work to take an hour or two for a few joints, longer for a full run. In Pratt's Bottom, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- First, we find the drip and check the gutter is not cracked or sagging.
- Old sealant and dirt are removed from the joint.
- The area is dried so the sealant can bond.
- We seal the joint with a sealant made for gutters and outdoor use.
- We look along the gutter and clear debris around the joints.
Getting ready for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
- Tell us if parking is tricky
