Questions from Locharbriggs
Can you help a landlord with a rental near Dumfries station?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you cover Locharbriggs for gutter sealing?
Yes, Locharbriggs is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Do the sealants smell?
Possibly a little. Any smell clears as the sealant cures, and ventilation helps.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Is sealant enough for a gutter that has dropped?
It won’t last. The movement opens the joint again so the gutter has to be refixed first.
Where do you work from?
We work from Crawley. We cover Locharbriggs and the rest of Dumfries and Galloway, along with the rest of our area.
How long does gutter sealing take?
It depends on the size of the job, but as a guide it takes a few hours, depending on the number of joints and the access. We’ll give you a better idea when we quote.
Can you fit new guttering?
That is not something we do. Our work is sealing joints; replacing gutters and fascias needs a gutter or roofline installer.
Gutter sealing in Locharbriggs, done properly
Gutter and fascia replacement is not our trade, and nor is roofing. What sealant does is close joints; it won’t fix a broken bracket, a cracked section or a blocked downpipe. We are often asked to deal with earlier gutter repairs that have peeled off and water running down the wall below the gutter, on soffit joints, gutter joints and gutter end caps.
Outside joints can only be sealed when they’re dry, so work in Locharbriggs depends on the weather. Let us know about access to every wall and roofline.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we will put it right.

Quotes for gutter sealing in Locharbriggs
Some jobs are bigger than they look, and some smaller. The main factors:
- The old material and how stubborn it is
- Working hours on commercial sites
- Whether the work is at height
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.
Asking for a quote
Before you ask for a quote, have a think about:
- What’s wrong with the joints now
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
What happens if it’s left?
A bead squeezed onto a wet joint might hold for a while but it tends to peel off. Cleaning out and drying the joint first is what makes it last. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Check the gutters during heavy rain
- Deal with a drip before winter
- Keep the gutters clear of debris
- Don’t leave a sagging gutter
Clear the gutters once or twice a year, so water drains away past the joints. Water left in a gutter tests every joint.
Early sealing limits how much water hits the wall. We’ll let you know if the gutter needs more than sealant.
What we do, step by step
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours, depending on the number of joints and the access. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, we find the drip and check the gutter is not cracked or sagging.
- Old sealant and dirt are removed from the joint.
- We make sure the joint is dry before sealing.
- We seal the joint with a sealant made for gutters and outdoor use.
- We check the run and clear any debris we find while we’re there.
Getting ready for the visit
- Mention if the joints have been sealed before
- Plan for the work area to be out of bounds to pets and children
- Clear items away from the joints we’re working on

Locharbriggs buildings and the weather
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.
Letting a property close to Dumfries station? Then a dripping gutter joint or loose fascia trim is easy to miss until damp shows inside. For site and facilities teams at buildings such as Dumfries High School, its movement joints, gutters and trims need looking after like any other building’s. In the older streets around St Blane's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
