Soffit joints
Soffits sit under the eaves, where joints can open up. They’re sealed to tidy the line.
Gutter joints
Most gutter leaks start at a joint between sections. We clean, dry and reseal them.
How we handle gutter sealing in Highbury
Garage door frames let rain in when the sealant around them fails. The frame joint is cut out and resealed using a sealant made for outdoor use. If you’re dealing with wet patches on the wall under a gutter joint and open joints in fascias and soffits, we can help, whatever the surface.
Modern London flats rely on sealed movement joints and cladding joints. Older terraces have their own weak points: gutter joints, roofline trims and the joint where an extension meets the original wall.

DIY sealant or a professional job?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Signs you need gutter sealing in Highbury
Water spilling over a blocked gutter is often mistaken for a leak. If the downpipe is blocked, water has nowhere to go, which is why we look before we seal.
Keep an eye out for any of the following:
- Trim joints where the sealant has failed
- Quick sealant fixes on gutters that didn’t last
- Damp on an inside wall under a dripping gutter
- Streaks down the brickwork from a leaking joint
Homes close to Christ Church include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Walls and rooflines in Highbury
With historic houses such as Sutton House (about 2 miles east) nearby, there’s older building stock in the area around Highbury as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Related advice
What happens if it’s left?
Replacing guttering is a much bigger job than sealing joints. If the gutter is sound and the drip is a joint, resealing is the sensible fix. If it has failed, we will tell you. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Putting it right early is much less trouble.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Do not leave a sagging gutter
- Keep an eye out for wet patches below a joint
- Check that water runs out of the downpipes
- Check fascia and soffit joints for gaps
Leave the new sealant to cure as we advise and avoid disturbing it.
Leaking gutter joints get worse over time. The same spot gets soaked every time it rains and that can cause damp inside.
FAQs for Highbury
Is parking an issue for gutter sealing in Highbury?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
I let a flat near Canonbury station. Can you help?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Can new sealant go over the old?
No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.
Will sealant fix a dripping gutter joint?
In most cases, yes. A sagging or cracked gutter needs more than sealant, and we will tell you.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Where do you work from?
We’re based in Crawley, and we work across South East England, London and Scotland.
