  • Silicone pulling away from the glass

Glazing silicone for Highbury homes and businesses

Why it’s worth doing now in Highbury

Replacing windows or a shower screen is not needed for a failed joint. Sound glass and frames usually just need resealing. In a flat in Highbury, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Glazing silicone for homes and businesses in Highbury

A frameless shower screen depends on its silicone. The joint down the wall and the one along the tray are common leak points and both get fresh anti-fungal silicone. We work on glass-to-glass joints, glass balustrade bases and conservatory frames, and the jobs we see most are a quick top-up bead that didn’t last and leaks where conservatory glass meets the frame.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Highbury as anywhere.

All our work is covered by a 12-month guarantee.

How it works

You don’t need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a few hours for most jobs for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Highbury. It helps if you can point us to a visitor permit or a bay close to the door.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. A neutral-cure glazing silicone is applied and tooled.
  5. Each joint is checked and, where possible, water-tested.

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

Is a special sealant needed for glass?

A neutral-cure glazing silicone suited to glass and the frame. Shower screens get anti-fungal silicone.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.

Frames and glazing around Highbury

In a converted house or block, who looks after the windows depends on the lease, so check that before you book. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you live in an older home near Christ Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Managing a site like Highbury Quadrant Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.

Different surfaces, different methods

Glass balustrade bases

Balustrade bases are exposed outdoors. A sound sealant joint keeps them tidy and dry.

Glass-to-frame joints

Glass-to-frame joints need a sealant that bonds to both. We use a glazing silicone suited to each.

What we are called out for in Highbury

Sealant laid over old sealant does not last. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

People generally contact us when they notice one of these:

  • New silicone smeared over old sealant
  • Water running down inside the glass
  • Failed joints on frameless glass
  • Leaking glazing joints on a rooflight

As a London address, Highbury can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Water coming through the roof rather than a sealant joint
  • Frames that have decayed or split
  • Cracked or broken glass

If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Surfaces we seal

  • Glass-to-glass joints
  • Glass-to-frame joints
  • Rooflights
  • Conservatory frames
  • Shower screens
  • Glass balustrade bases

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
