Gutter, fascia & soffit sealing in Capel, Surrey
Problem with your gutter and fascia joints in Capel? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.
- Rain getting in around a garage door
- Open joints in fascias and soffits
- Streaks down the brickwork from a leaking joint
Gutter sealing in Capel, done properly
Water dripping from a gutter joint can stain walls and soak the ground below. Resealing the joint is often all it needs if the gutter isn’t damaged. We work on garage door frames, uPVC fascias and roofline trims, and common reasons people get in touch are damp patches inside below a leaking gutter and old sealant on roofline trims that has split.
Around Capel, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water generally gets in, and they need the right sealant at the right depth.
Whatever the size of the job, it’s backed by our 12-month guarantee in Capel and across Surrey.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Guttering that needs replacing
- Blocked downpipes
- Sagging gutters or broken brackets

What affects the cost of gutter sealing
The quote reflects the job in front of us. We take into account:
- Mould in or behind the old joints
- The old material and how stubborn it is
- When we can work, for business premises
- How many rooms, windows or areas are involved
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.
What we need to know
To make quoting easier, let us know:
- Access, such as stairs, a lift or height
- Photos by email, if that’s easy
- Any previous sealing or DIY work
- What’s wrong with the joints now
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will take it from there.
Capel: your questions answered
Can you help a landlord with a rental near Ockley station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or drop us an email with the details for a clear quote.
Will you come out to Capel?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can sealant stop a sagging gutter leaking?
Not on its own. If the gutter sags, the joints keep opening so it needs refixing before sealing.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can you reach high gutters?
Low-level work is easiest. We’ll confirm the access for higher gutters once we know more.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Will you clear out my gutters?
We clear debris around the joints we’re sealing. A full clean of the gutters is not part of it.
Are you fully insured?
Yes. Mr Mastic is fully insured.
What happens if it’s left?
Sealing over a dirty, wet joint is a quick fix that rarely lasts, but it soon lets go. Cleaning out and drying the joint first is what makes it last. Where a wall is exposed, as many are in small places like Capel, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Don’t lean ladders against the gutter itself
- Watch for drips in a downpour
- Deal with a drip before winter
- Glance at the soffit joints now and then
Make sure downpipes aren’t blocked so the gutter can drain. A blocked pipe backs water up to the joints.
The sooner a gutter leak is sealed, the less water reaches the wall. We will let you know if the gutter needs more than sealant.
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Gutter sealing in Capel: local notes
Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you live in an older home near Church of St John the Baptist, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Scott Broadwood CofE Infant School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Ockley station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Different surfaces, different methods
Soffit joints
Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.
uPVC fascias
Joints between fascia boards can open over time. We seal them neatly in a suitable colour.
What happens on the day
We keep the work tidy and contained to the area we are working on, so you can carry on as normal. The job generally takes a few hours, depending on the number of joints and the access, and we explain the cure time before we leave. In a small place like Capel, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by tracing the leak and checking the gutter itself is sound.
- We clean out the joint and take out the old sealant.
- The area is dried so the sealant can bond.
- We seal the joint with a sealant made for gutters and outdoor use.
- We check the run and clear any debris we find while we are there.
Before we arrive
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive
- Clear items away from the joints we’re working on
