Gutter sealing in Caldecott

What we are called out for in Caldecott

Sealant laid on a wet or dirty joint fails early. Some quick repairs peel off within a season or two.

Keep an eye out for any of the following:

  • Earlier gutter repairs that have peeled off
  • Old sealant on roofline trims that has split
  • Failed sealant on a garage door frame
  • Fascia boards with gaps between them

In the older streets around St Helen's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What to look for in a quote

  • Whether you can choose the colour
  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • Whether all the old sealant comes out first

Gutter sealing for homes and businesses in Caldecott

A lot of gutter leaks come down to one tired joint. We clean out the joint, dry it and reseal it using a gutter sealant. If the gutter itself has failed, we say so. We work on gutter joints, soffit joints and uPVC fascias, and the jobs we see most are garage door frames letting rain in and old gutter sealant that has let go.

Houses in smaller places like Caldecott can stand more in the open than those in a built-up town, so exposed walls and rooflines take more wind-driven rain. Joints on those sides are generally the first to go.

Every job comes with a 12-month guarantee.

Caldecott: your questions answered

Will you come out to Caldecott?

Yes, Caldecott is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Culham station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

What about gutters on a second or third storey?

Single-storey work is the most straightforward. We’ll confirm the access for higher gutters before we book.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or email us.

Do you guarantee gutter sealing?

All our work carries a one-year guarantee.

Where is Mr Mastic based?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Do you seal gaps in fascias and soffits?

Yes, often alongside gutter joints. Each joint is cleaned and sealed.

What gutter sealing looks like in Caldecott

With historic houses such as Clifton Hampden Manor (about 3.5 miles east) nearby, there’s older building stock in the area around Caldecott as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Culham station? Then leaking gutter joints on a rental are best caught before they stain the walls. Schools such as Thameside Primary School are buildings too, and its movement joints, gutters and trims need looking after like any other building’s.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What we can’t put right

A few problems are outside what sealant work can do:

  • Brackets that have snapped or loosened
  • Problems with the roof covering
  • Downpipes that are blocked or broken

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

What we seal

  • Garage door frames
  • Soffit joints
  • Roofline trims
  • uPVC fascias
  • Gutter joints
  • Gutter end caps

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Check the gutters during heavy rain
  • Rest ladders on the wall, not the gutter
  • Get a dropping gutter looked at quickly
  • Keep downpipes clear

Have a look at the gutter during a downpour now and then. Drips are easiest to spot while it’s raining.

A drip from a gutter joint won’t stop on its own. The same spot gets soaked every time it rains and that can cause damp inside.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

What the job involves on each surface

Soffit joints

Soffits sit under the eaves, where joints can open up. We seal them to close the gaps.

Gutter end caps

End caps take the pressure of water running along the gutter. A failed seal makes them leak.

The process

We keep the work tidy and contained to the area we are working on, so you can carry on as normal. Expect the work to take an hour or two for a few joints, longer for a full run, and we explain the cure time before we leave. In a smaller place like Caldecott, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. The joint is dried before sealing.
  4. We seal the joint with a sealant made for gutters.
  5. The gutter is checked and debris around the joints cleared.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us if parking is tricky
  • Mention any sign-in or site rules at work premises
