For landlords and businesses

We work for landlords and agents as well as householders. Sealant work between tenants keeps a property looking cared for.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

About our glazing silicone in Whitton

Our work covers conservatory joints, rooflights and glass panels plus shower screens and the bases of glass balustrades. The old sealant comes out, the joint is cleaned and new silicone goes in. If you have water escaping where a screen meets the wall and rooflight joints letting water in, we can put it right, whatever the surface.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

Every job comes with our 12-month guarantee, wherever you are in Greater London.

Surface by surface

Conservatory frames

The joints where the conservatory meets the house take a lot of movement. We reseal them with a sealant suited to the frame.

Glass-to-glass joints

You see these joints clearly, so we take care to leave a neat bead.

When something else is needed

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Glass that needs replacing
  • Leaks from the roof covering or flashing (a roofer’s job)
  • A frame that needs repairing or replacing

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think before booking.

Whitton questions

Can you help a landlord with a rental near Whitton station?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.

Can you do glazing silicone in Whitton?

Yes. We work across London and the South East, and Whitton is part of that. Just phone 0345 464 0079 or email us with a few details of the job, and we will give you a clear price.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Do you replace glass?

No, our work is the silicone. A glazier replaces glass and units.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Is the work guaranteed?

You get our 12-month guarantee to every job we do.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can a conservatory leak be sealed?

That depends where the water is getting in. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.

How we quote for glazing silicone

Jobs vary more than people expect. The main factors:

  • How many rooms, windows or areas are involved
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • Access and height

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Asking for a quote

To help us quote quickly, please include:

  • Access, such as stairs, a lift or height
  • The type of property
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

We quote each job on its own, so start by telling us what you need. Just call 0345 464 0079 or send us an email with the details, and pictures are welcome.

Common problems we fix in Whitton

UV light ages silicone, especially on conservatory roofs. Old silicone hardens, cracks and loses its grip to the glass and frame.

If you can see any of these, it’s time to have the joints looked at:

  • Stained, discoloured glazing silicone
  • Conservatory leaks at frame and glazing joints
  • A quick top-up bead that didn’t last
  • Silicone pulling away from the glass

Schools such as Royal Military School of Music are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • Whether you can choose the colour
  • Is the old sealant removed completely?
  • Whether VAT is included
  • How the surfaces are prepared before sealing

Choosing a sealant specialist

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours, depending on how many joints need doing, depending on the size of the job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Whitton. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First we agree the joints to be done.
  2. Old sealant is removed from the glass and frame.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Move anything stored near the joints

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Whitton homes and the weather

London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. In London conversions and blocks, the lease decides who is responsible for the frames, so it’s worth checking before booking.

Whitton is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to All Saints Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
