Shower screens
A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.
Conservatory frames
Frame joints face sun and rain all year. Renewed sealant keeps water out.
About our glazing silicone in The Green
Glazing silicone is a maintenance item. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on conservatory frames, glass-to-glass joints and glass balustrade bases, and common reasons people get in touch are water getting into a conservatory at the joints and new silicone smeared over old sealant.
Homes in small places like The Green often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
A 12-month guarantee comes with the work, just as it does everywhere we cover.

Windows and doors in The Green
The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
Managing a site like Cressing Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Cressing station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. For an older house near a landmark such as St Barnabas, the joint between an old wall and a newer frame is generally the first place rain gets in.

How the visit works
We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours for most jobs, and we tell you how long to leave it before we go. In a small place like The Green, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We find where water is getting in and check whether it’s a sealant joint.
- The old sealant is removed from the glass and frame without scratching them.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- Glazing silicone suited to the joint is applied and tooled.
- The finished joints are checked and, where it’s safe, tested with water.

Advice
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.
Why deal with it now?
Glazing joints need a sealant made for the job. General-purpose sealant from a DIY shop may not suit glass or the frame so we choose a glazing silicone instead. Older cottages and farmhouses around The Green can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Common questions in The Green
Do you cover The Green for glazing silicone?
Yes, The Green is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing.
Can you help a landlord with a rental near Cressing station?
Yes, we work for landlords and letting agents. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.
Where do you work from?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used.
Can I choose the sealant colour?
We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Can you fix a leaking conservatory?
It depends on the cause. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.
Do you remove the old sealant?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Act on drips or damp patches early
- Ventilate the conservatory to cut condensation
- Keep harsh solvents off the silicone
- Keep scrapers and blades away from the silicone
Keep conservatory gutters clear so water doesn’t back up against the seals. Overflowing gutters can cause leaks of their own.
If silicone on glass has cracked, water is already getting in. Resealing now is a small job, compared with repairing damaged frames or plaster.
What affects the quote in The Green
The price is agreed before any work begins. It’s based on:
- The product the joint needs
- The number and length of the joints
- How easy the joints are to reach
- The number of rooms or windows
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- A few pictures by email, if you can
- Whether it has been sealed before
