About our glazing silicone in Surrey Quays

We do not replace glass, and misting between panes means a failed sealed unit. What we do is the silicone around the glass, which is where many leaks start. If you have failed joints on frameless glass and black or yellowed silicone on glass joints, we can put it right, whatever the surface.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. The mastic around them dries out and cracks with age, letting in draughts and water.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

  • Condensation trapped between two panes

What glazing silicone looks like in Surrey Quays

In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around St Katharine with St Bartholomew, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Surrey Quays station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Signs you need glazing silicone in Surrey Quays

The wrong sealant is a common cause. Some products don’t bond well to glass and vinegar-smelling acetoxy silicone can attack some metals.

If you can see any of these, it’s time to have the joints looked at:

  • New silicone smeared over old sealant
  • Conservatory leaks at frame and glazing joints
  • Stained, discoloured glazing silicone
  • Drips on the inside of a conservatory window

Surrey Quays is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book.

FAQs for Surrey Quays

Is Surrey Quays in your area for glazing silicone?

Yes, Surrey Quays is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.

Do you work for landlords with property near Surrey Quays station?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

What sealant do you use?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will tell you what we are using.

Is it enough to run a bead over the old sealant?

A top-up rarely holds. The new bead cannot grip the old one so we take it all out and start clean.

Where are you based?

We work from Crawley. We cover Surrey Quays and the rest of Greater London.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Can you reseal the base of a glass balustrade?

Yes, we reseal the joint at the base channel. Fitting glass is a separate trade.

What happens on the day

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to most of a day, depending on the size of the job, and the area is left clean. In a London area like Surrey Quays, the main things to plan are parking and access: tell us about permits, visitor bays or off-street space, which floor we are working on and whether there’s a lift.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. New glazing silicone goes in and is finished neatly.
  5. We inspect the work and test it where we can.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

What the job involves on each surface

Shower screens

Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.

Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. We reseal them with a sealant suited to the frame.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Use gentle products around the joints
  • Open vents or windows to let moisture out
  • Clear the conservatory gutters regularly
  • Run a squeegee over the glass when you’re done

Use mild cleaners on and around the silicone. Harsh solvents may damage the bead.

Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the leak gets worse.

Can I do it myself?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why it’s worth doing now in Surrey Quays

Glazing joints need a sealant made for the job. A general-purpose tube may not bond well or may react with the frame so we choose a glazing silicone instead. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Surrey Quays, the repair is bigger than a sealant job.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
