Glazing silicone in Street End

Frameless shower screens rely on sealant to keep water in. Leaks normally come from the wall joint or the tray joint and both get fresh anti-fungal silicone. Common call-outs are for drips on the inside of a conservatory window and failed sealant around rooflight glass, across shower screens, glass-to-frame joints and glass-to-glass joints.

Outdoor sealant needs dry, clean surfaces, so work on frames around Street End is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What we do, step by step

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a few hours, depending on how many joints need doing. In a small place like Street End, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We trace the leak and confirm it’s a sealant joint.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. Each joint is checked and, where possible, water-tested.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Glass balustrade bases

The base joint is cut out and resealed. Glass fitting is a separate trade.

Glass-to-glass joints

You see these joints clearly, so we take care to leave a neat bead.

Your questions about glazing silicone in Street End

Can you help a landlord with a rental near Chichester station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you cover smaller places like Street End?

Yes, Street End is covered. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you just put new silicone over the old?

A top-up rarely holds. Fresh silicone won’t bond to cured silicone, so we remove the old sealant and clean the joint.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Is the work guaranteed?

You get our 12-month guarantee on all our work.

Do you replace glass?

Glass replacement isn’t our trade. We look after the sealant joints and can tell you if a unit seems to have gone.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

How long will you be here?

Most jobs take a few hours for most jobs, including the preparation. We will confirm how long when we quote.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep scrapers and blades away from the silicone
  • Ventilate the conservatory to cut condensation
  • Clear the conservatory gutters regularly
  • Inspect the sealant on glazing annually

Don’t use blades or scrapers near the bead when cleaning the glass. Stick to a soft cloth.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

What we can’t put right

New sealant cannot fix everything, and we’d rather say so up front. It will not solve:

  • A frame that needs repairing or replacing
  • A roof that has moved or dropped
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before you book.

What affects the cost of glazing silicone

For a quick quote, just ask. What matters most is:

  • Access and height
  • When we can work, for business premises
  • The number and length of the joints
  • Whether there’s mould to deal with

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Asking for a quote

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Any access issues, like height or stairs

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, phone 0345 464 0079 or email us.

Street End homes and the weather

Street End is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For an older house near a landmark such as St Mary Our Lady Sidlesham, the joint between an old wall and a newer frame is normally the first place rain gets in. For landlords with property near Chichester station, glazing joints are worth checking at the end of a tenancy, before a small leak grows. If you look after a building such as Sidlesham Primary School, its window and door frames need their mastic kept sound, just like a home’s.
