Glazing silicone for North Hyde homes and businesses

Do you need glazing silicone in North Hyde?

Sunlight breaks sealant down, especially on conservatory roofs. Old silicone hardens, cracks and loses its grip on the glass.

Signs it’s time to call us include:

  • Sealant that was laid over old silicone and failed
  • Water escaping where a screen meets the wall
  • Water tracking down the inner face of the glass
  • Glass-to-glass joints that have split

Homes close to St Leonard's Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Questions to ask before booking

  • Whether the sealant suits the joint
  • How long the guarantee is
  • What preparation is included
  • How much experience the applicator has

Glazing silicone for homes and businesses in North Hyde

Glass replacement isn’t something we do, and misting between panes means a failed sealed unit. Our work is the sealant joints, which is where many leaks start. Common call-outs are for silicone pulling away from the glass and stained, discoloured glazing silicone, on rooflights, glass balustrade bases and conservatory frames.

London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.

You get a one-year guarantee, the same in North Hyde as everywhere else we work.

Windows and doors in North Hyde

With historic houses such as Osterley House (about 1.3 miles east) nearby, there’s older building stock in the area around North Hyde as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Southall station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty. As a London address, North Hyde can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

How it works

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours, depending on how many joints need doing, depending on the amount of work. In North Hyde, flats, stairs and shared entrances are part of the routine. Mention any building rules, key holders or managing agents when you book.

  1. We start by finding the leak and making sure sealant is the cause.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. Glazing silicone suited to the joint is applied and tooled.
  5. We look over every joint and, where we can, test it with water.

How to prepare

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work

Advice

Why deal with it now?

A new conservatory roof is a big job. Where the water is getting in through sealant, resealing is far simpler. If the roof is the problem, we will say so. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Frames that have decayed or split
  • A sagging or failing conservatory roof
  • Failed flashing around a conservatory

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

North Hyde questions

Is parking an issue for glazing silicone in North Hyde?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

I let a flat near Southall station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can call 0345 464 0079 or email us with the details for a clear quote.

When is the sealant fully cured?

It depends on the product. Before we leave, we’ll tell you the cure time.

Is a special sealant needed for glass?

Glass needs a sealant made for glazing. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can a conservatory leak be sealed?

In many cases, as long as sealant is the cause. We trace the leak first, so you know what you are paying for.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

What does glazing silicone cost?

It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or drop us an email and tell us what needs doing and where.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Clear the conservatory gutters regularly
  • Squeegee the shower screen after each use
  • Check the silicone on glass every year or so
  • Open vents or windows to let moisture out

Follow the cure time we give you before the joints get wet so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Conservatory leaks rarely stay small. Water runs along frames and down walls, so get it looked at when you first see it.
