Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

About our glazing silicone in Merrow

Sealant on glazing doesn’t last for ever. Weather and movement take their toll and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on glass balustrade bases, glass-to-frame joints and shower screens, and the jobs we see most are conservatory leaks at frame and glazing joints and glass-to-glass joints that have split.

Houses in smaller places like Merrow can stand more in the open than those in a built-up town. That’s hard on the mastic around frames and sills.

Each job carries a 12-month guarantee, large or small.

Merrow questions

Do you cover smaller places like Merrow?

Yes. Merrow is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Clandon station. Can you help?

Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Are you ARBOMaster approved?

Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Is a special sealant needed for glass?

A glazing silicone chosen for the joint. Neutral-cure silicone is the usual choice, as some acetoxy types can attack certain metals.

How long should I leave it?

That depends on the sealant used, so follow the cure time we give you when we finish.

Why not top up the existing silicone?

It does not last. Fresh silicone won’t bond to cured silicone so we take it all out and start clean.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us, and we are fully insured.

Can you replace a misted double-glazed unit?

That’s not something we do. A misted unit has failed inside, and a glazier needs to replace it.

Common problems we fix in Merrow

Silicone won’t bond to a dirty surface. Where the joint wasn’t cleaned and degreased, the bead can peel away early.

The most common problems we see are:

  • Glazing silicone that has cracked or come away
  • Sealant that was laid over old silicone and failed
  • Water tracking down the inner face of the glass
  • Black or yellowed silicone on glass joints

For landlords with property near Clandon station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

What your quote should include

  • Whether VAT is included
  • Which colour the sealant will be
  • What happens if they find a problem under the old sealant
  • Whether they seal over old material or remove it

Our hiring checklist

What happens on the day

All our tools and materials come with us in the van, so you do not need to buy or prepare anything. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from an hour or two to most of a day, depending on the size of the job. A visit to Merrow is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. The glass and frame are cleaned and degreased.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. We look over every joint and, where we can, test it with water.

What we cannot put right

Before you book, it’s worth knowing the limits too:

  • A frame that needs repairing or replacing
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Structural problems with a conservatory roof

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Merrow homes and the weather

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Clandon Park (about 0.9 miles east) nearby, there’s older building stock in the area around Merrow as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

Schools such as Bushy Hill Junior School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. In the older streets around Church of St John the Evangelist, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Merrow is about 2 miles east of Guildford, in Surrey. Across Surrey, we cover 395 places, Merrow among them. Our Crawley page covers work nearby (17 miles or so).

Close by, we work in Burpham (1 mile north-west), Abbotswood (1 mile west), West Clandon (2 miles north-east), Guildford (2 miles west) and Chilworth (2 miles south). Larger places within reach include Woking (5 miles north), Camberley (11 miles north-west), Epsom (13 miles north-east), Farnham (12 miles west), Ewell (14 miles north-east) and Egham (13 miles north).

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Inspect the sealant on glazing annually
  • Don’t leave a drip for the next storm
  • Keep scrapers and blades away from the silicone
  • Run a squeegee over the glass when you are done

Follow the cure time we give you before the joints get wet. From then on, a mild glass cleaner is all it needs.

Damp patches, drips and condensation along a joint are worth checking. The cause may be sealant or another part, and we’ll tell you which.

Why act early in Merrow

A quick bead over the old sealant might stop a drip for a while, but silicone does not stick to silicone and water soon finds its way back. A proper reseal is the lasting answer. Around Merrow, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

The cost depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.
