Need glazing silicone in Luxted?

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Glazing silicone in Luxted

Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. Typical jobs include rooflight joints letting water in and water tracking down the inner face of the glass, on glass-to-glass joints, rooflights and glass-to-frame joints.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in Luxted as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Check the silicone on glass every year or so
  • Keep air moving in the conservatory
  • Use gentle products around the joints
  • Stick to mild cleaners on glass

Gentle products are best near the sealant. Strong solvents can soften or mark it.

A leaking shower screen may not show at first. Water can soak into the floor or reach the room below before you spot it.

What the job involves on each surface

Rooflights

Rooflights get the full force of the weather. The sealant around the glass and frame wears faster than most.

Shower screens

A screen’s wall joint and tray joint are where leaks start. Both are resealed with anti-fungal silicone.

What we do, step by step

You do not need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the job takes a few hours, depending on how many joints need doing in most cases. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. Mention any building rules, key holders or managing agents when you book.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

How to prepare

  • Keep pets and children clear of the area while we work
  • Clear items away from the joints we are working on
  • For business premises, tell us about site rules or sign-in

What glazing silicone looks like in Luxted

With historic houses such as Down House (about 0.5 miles north) nearby, there’s older building stock in the area around Luxted as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Cudham Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Chelsfield station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.

What we are called out for in Luxted

New silicone over old silicone won’t bond. Many failed joints we see have been topped up rather than cut out leaving a path for water.

It’s worth asking for a quote if you see:

  • Rooflight joints letting water in
  • Failed joints on frameless glass
  • Water getting into a conservatory at the joints
  • Sealant that was laid over old silicone and failed

Homes close to Church of St Peter and St Paul include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • What preparation is included

Choosing a sealant specialist

When it is not the sealant

Sealant is not the answer to every problem, and we’ll tell you before any work starts. Sealant won’t put right:

  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)
  • Failed flashing around a conservatory
  • A broken pane or roof panel

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think.

Leave it or put it right?

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. In London conversions, one flat’s bathroom is often above another flat’s ceiling, so a small leak from tired sealant can mean a neighbour’s ceiling and a lot of disruption. Dealing with it early is far simpler.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Your questions about glazing silicone in Luxted

Is parking a problem for a job in Luxted?

Parking in Luxted, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

I let a flat near Chelsfield station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.

Can I add another job to the visit?

Yes. Just list everything you need and we’ll quote it together.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

What should I tell you?

A short description and the location. We will ask anything else we need to know.

Do you reseal glass shower screens?

We can. We remove the old silicone carefully before cleaning and resealing.

Will it make a mess?

No. The area is protected while we work and cleaned up afterwards.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
