Questions from Luxted

Is parking an issue for external mastic in Luxted?

Parking in Luxted, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Can you do external mastic in Luxted?

Yes. We work across London and the South East, and Luxted is part of that. Just call 0345 464 0079 or email us with a few details of the job.

Can you seal over the old sealant?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Are you insured?

Yes, we are fully insured for domestic and commercial work.

What is backing rod for?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is normally a movement joint. It gives the wall room to move, and it should be sealed with a flexible sealant.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides with primer where required.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

External mastic in Luxted

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where mortar or filler would crack. We work on copings & trims, brickwork movement joints and façade panels, and common reasons people get in touch are sealant that has lost its bond to the brick or render and brick movement joints where the sealant has split.

London’s terraces and conversions often share walls, gutters and downpipes with their neighbours, so a leaking gutter joint or failed wall joint can affect more than one home. For a flat in Luxted, check the lease for who looks after the outside.

We stand behind the work with a one-year guarantee.

How we quote for external mastic

There’s no set price list. What we look at:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Access and height

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or email us for an honest opinion and a quote.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • If someone has resealed it before
  • If it’s domestic, commercial or a hotel

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, phone 0345 464 0079 or email us.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Get split or bare joints resealed while the damage is small
  • Walk round the building once a year and look at the joints
  • Show decorators and builders where the movement joints are
  • Ask before painting over external sealant

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so these are the limits:

  • Movement that’s more than a sealant joint can take
  • Cracked brickwork or render that needs a builder or plasterer
  • Damp that is not coming from the joint

If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.

Where we work in Luxted

  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Façade panels
  • Brickwork movement joints

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the work takes anything from a few hours to several days, depending on the building for a typical job. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Luxted. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive

Advice

When to call us in Luxted

Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

People normally contact us after spotting something like this:

  • Water getting into walls through failed joints
  • Cracked joints where brick meets render or frames
  • Joints pointed up with cement by mistake
  • Old sealant gone brittle and cracked

For site and facilities teams at buildings such as Cudham Church of England Primary School, its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • Whether VAT is included
  • Whether you can choose the colour
  • How long to leave it before use
  • Who does the work, and how experienced they are

10 questions to ask before you book

What happens if it’s left?

Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. In a London flat, a failed joint rarely stays your problem alone: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Why Luxted customers choose us

  • Arbo and Everbuild products
  • Sanitary silicone with an anti-fungal additive in wet areas
  • We are fully insured
  • White, clear, grey or another colour, product permitting

Read what affects the cost or what customers say.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Luxted buildings and the weather

Historic houses like Down House (about 0.5 miles north) are a reminder that the area around Luxted has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Luxted is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. In the older streets around Church of St Peter and St Paul, the joints between older walls, newer extensions and the roofline need a sealant that can move.
