Glazing silicone near Kingsley Green

Glazing silicone for homes and businesses in Kingsley Green

Sealant on glazing does not last for ever. Sun, rain and movement wear it down and cracked joints let water in. Renewing it keeps glazing joints doing their job. We work on conservatory frames, shower screens and glass balustrade bases, and people most often call us about leaks where conservatory glass meets the frame and failed joints on frameless glass.

Homes in small places like Kingsley Green often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.

All our work is covered by a one-year guarantee, wherever you are in Surrey.

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • Structural problems with a conservatory roof
  • Water coming through the roof rather than a sealant joint
  • Misting between the panes of a double-glazed unit (a failed unit for a glazier)

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

Surfaces we seal

  • Glass-to-frame joints
  • Glass balustrade bases
  • Conservatory frames
  • Rooflights
  • Shower screens
  • Glass-to-glass joints

Do you need glazing silicone in Kingsley Green?

Some conservatory leaks are not sealant at all: broken panels, roof problems and blocked gutters can all let water in. We find the cause before we seal anything.

The most common problems we see are:

  • Black or yellowed silicone on glass joints
  • Failed sealant around rooflight glass
  • New silicone smeared over old sealant
  • Glazing silicone that has cracked or come away

Schools such as Fernhurst Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

How we quote for glazing silicone

Call for a quick quote. What matters most is:

  • The old material and how stubborn it is
  • How many areas need sealing
  • Any working-time requirements on site
  • The number and length of the joints

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and give you a clear price before any work starts.

What to tell us for a quote

To help us quote quickly, please include:

  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • Any previous sealing or DIY work
  • What the problem is, such as mould, gaps, leaks or cracking

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, depending on how many joints need doing. Somewhere like Kingsley Green needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. New glazing silicone goes in and is finished neatly.
  5. The joints are checked before we leave.

Before we arrive

  • Tell us if parking is tricky
  • Move anything stored near the joints
  • Tell us about any water getting in

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Avoid strong solvents on or near the sealant
  • Check the silicone on glass every year or so
  • Clean glass with a mild cleaner and a soft cloth
  • Squeegee the shower screen after each use

Keep the new joints dry for as long as we advise so the silicone can set properly. After that, clean glass with a mild cleaner.

Shower screen leaks can go unnoticed. Water can soak into the floor or reach the room below long before you see it.

How the job changes by surface

Shower screens

Mouldy or lifting sealant on a screen leaks. A full reseal sorts it.

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. When it splits, water can get into the frame.

What happens if it’s left?

Topping up old silicone can look like a fix, but new silicone won’t bond to old and water soon finds its way back. A proper reseal is the lasting answer. Where a wall is exposed, as many are in small places like Kingsley Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
