Quotes for glazing silicone in Keir Mill

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • Any working-time requirements on site
  • Any mould that needs treating
  • The size of the job
  • Whether old sealant or filler has to be cut out

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • A few photos by email, if you can
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business

Every job is quoted individually, so start by telling us what you need. Simply email us at info@mrmastic.co.uk and describe the job and send pictures if you have them.

How we handle glazing silicone in Keir Mill

Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. If you are dealing with glazing silicone that has cracked or come away and leaks from the base of a shower screen, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

There’s a 12-month guarantee on every job, whatever its size.

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Leaks from the roof covering or flashing (a roofer’s job)
  • A roof that has moved or dropped
  • Cracked or broken glass

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

  • Conservatory frames
  • Glass-to-glass joints
  • Rooflights

Different surfaces, different methods

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

Shower screens

Black or peeling silicone on a screen lets water out. Cutting it out and resealing fixes it.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Run a squeegee over the glass when you are done
  • Look over the glazing joints once a year
  • Open vents or windows to let moisture out
  • Get a new leak looked at quickly

Keep conservatory gutters clear, so water drains away from the joints. Overflowing gutters can cause leaks of their own.

Cracked glazing silicone means the joint has failed. Resealing now is a small job, compared with repairing damaged frames or plaster.

Questions from Keir Mill

Can you do glazing silicone in Keir Mill?

Yes, Keir Mill is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Do you cover smaller places like Keir Mill?

Yes, Keir Mill is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.

Why not top up the existing silicone?

A top-up rarely holds. The new bead can’t grip the old one so we take it all out and start clean.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint before we leave.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Do you seal glass balustrade bases?

Yes. We cut out the failed sealant and reseal the base joint with a suitable product.

Do I have to be there?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Letting agents and landlords in Keir Mill can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

Glazing silicone in Keir Mill: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

For an older house near a landmark such as Church and Churchyard, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What we are called out for in Keir Mill

Glass and frames expand and contract with the temperature, and they do not move by the same amount. In time, the sealant splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Shower screens leaking along the wall or tray
  • Leaking glazing joints on a rooflight
  • A quick top-up bead that didn’t last
  • Conservatory leaks at frame and glazing joints

Managing a site like Wallace Hall Academy? Then larger buildings have plenty of frames, and the mastic around each one ages.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for most jobs. Somewhere like Keir Mill may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we trace the leak and check it’s coming through a sealant joint.
  2. We cut out the failed silicone, taking care of the glass and frame.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

How to prepare

  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
