Commercial sealant around Keir Mill
Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
Schools such as Wallace Hall Academy are buildings too, and sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours. If you look after a church, hall or community building such as Church and Churchyard, any kitchen and washrooms need the same sealant care as any other building.

Keir Mill: your questions answered
Is Keir Mill in your area for commercial sealant?
Yes, Keir Mill is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Is Keir Mill within the area you cover?
Yes. Keir Mill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you work for landlords and agents?
Yes. A planned programme across a portfolio keeps things simple, fitting around access to each property.
What information do you need?
A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.
Can you take on a whole building?
Yes. We will walk the site, agree the scope and the order, and you get one clear quote.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Why act early in Keir Mill
A quick bead over the old sealant might get a room back in use today, but silicone doesn’t bond to silicone, so it lifts. One proper reseal beats several quick ones. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Combining jobs into one visit is generally more efficient than separate visits. We will send you a clear quote for the lot.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What else we do in Keir Mill
Surface by surface
Student & care accommodation
Many accommodation blocks have rows of similar en suites. We agree a programme and work through them steadily.
Retail & leisure sites
Changing areas and showers at leisure sites are wet all day, so anti-fungal sanitary silicone is the product we use.
How the visit works
The work is kept neat and contained to the area we’re working on. Expect the work to take a few hours for a single washroom, longer for a whole building, and we tell you how long to leave it before we go. Outside jobs in Keir Mill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- The first visit is a look round the site to agree the scope.
- We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
- Areas are protected and the failed sealant removed.
- Joints are dried, then resealed and tooled neatly.
- Housekeeping or site staff are told when each area can be used.

Advice
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- Keep extractor fans working and serviced
- Add sealant to your planned maintenance checks
- Ask cleaners to go gently on the silicone
- Log resealing so you know what’s due
Include sealant in routine room inspections. Checking joints alongside other room checks catches failures before they leak.
Black sealant in a staff washroom or guest bathroom draws complaints. Left long enough, it spreads through the bead, and only replacement fixes it.
What we can’t put right
A few problems are outside what sealant work can do:
- Fire risk assessments or certification
- Damaged sanitaryware that needs replacing
- Extraction that is not working, which needs an electrician or ventilation contractor
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.
