How we handle glazing silicone in Easter Skeld

Cracked, stained or lifting silicone on glass looks poor and can leak. It comes off cleanly, without marking the glass before the new bead goes in. We are often asked to deal with failed joints on frameless glass and silicone pulling away from the glass, across glass-to-frame joints, glass balustrade bases and glass-to-glass joints.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Do you need glazing silicone in Easter Skeld?

UV light ages silicone and roof joints get the most sun. Old silicone hardens, cracks and loses its grip to the glass and frame.

Look out for these signs:

  • A quick top-up bead that didn’t last
  • Leaks where conservatory glass meets the frame
  • Stained, discoloured glazing silicone
  • Glass-to-glass joints that have split

In and around Easter Skeld, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

What glazing silicone looks like in Easter Skeld

Easter Skeld is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Homes close to Reawick Congregational Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Your questions about glazing silicone in Easter Skeld

Will you come out to Easter Skeld?

Yes, Easter Skeld is covered. Our work covers the whole of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect glazing silicone in Easter Skeld?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Will resealing stop my conservatory leaking?

In many cases, as long as sealant is the cause. We find where the water gets in first, so you know what you are paying for.

How long does glazing silicone take?

That depends on how much there is to do, but most jobs take a few hours, depending on how many joints need doing. We’ll tell you when we quote.

How do I get a quote for glazing silicone in Easter Skeld?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Where are you based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for most jobs. Outdoor work around Easter Skeld depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. The joint is cleaned and degreased.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Leave it or put it right?

If the problem is a misted unit or a broken panel, sealant will not help. We say so plainly and point you to a glazier or roofer. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Keep air moving in the conservatory
  • Keep harsh solvents off the silicone
  • Clean glass with a mild cleaner and a soft cloth
  • Act on drips or damp patches early

On shower screens, wipe or squeegee after use and let the room air. It helps stop mould getting into the silicone.

Do not leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the problem grows.

Different surfaces, different methods

Glass-to-frame joints

We cut the old silicone from the glass without scratching it before new glazing silicone goes in.

Rooflights

Water around a rooflight is not always the sealant. We check which it is.
