How we handle glazing silicone in Drumnadrochit

We renew glazing silicone on conservatories, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. The old sealant comes out, the joint is cleaned and new silicone goes in. If you’re dealing with stained, discoloured glazing silicone and water escaping where a screen meets the wall, we can help, on conservatory frames, rooflights and glass-to-glass joints alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

You get a 12-month guarantee, the same in Drumnadrochit as everywhere else we work.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Use gentle products around the joints
  • Check the silicone on glass every year or so
  • Run a squeegee over the glass when you’re done
  • Open vents or windows to let moisture out

Check the joints once a year. Spotting a crack early means a simpler fix.

Don’t leave lifting or mouldy silicone on glazing. Peeling silicone lets water in behind and the problem grows.

What affects the quote in Drumnadrochit

For a quick quote, just ask. The main things that affect it are:

  • The size of the job
  • Which sealant suits the joint
  • Working hours on commercial sites
  • How easy the joints are to reach

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • Pictures of the joints, sent by email
  • The rough size of the job
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

What we cannot put right

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Cracked or broken glass
  • Failed flashing around a conservatory
  • A frame that needs repairing or replacing

If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Glass-to-frame joints
  • Shower screens
  • Glass-to-glass joints
  • Rooflights
  • Glass balustrade bases
  • Conservatory frames

Surface by surface

Glass balustrade bases

We reseal the joint where the glass meets the base channel. Glass fitting is a separate trade.

Shower screens

Frameless screens rely on silicone at the base and wall. We reseal without scratching the glass.

Drumnadrochit: your questions answered

Is glazing silicone in Drumnadrochit guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Is Drumnadrochit in your area for glazing silicone?

Yes, Drumnadrochit is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

What should I tell you?

A short description and the location, plus pictures if you have them. If we need more, we will ask.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Can you do several jobs on one visit?

Of course. Doing several areas at once is generally more efficient.

What does glazing silicone cost?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

What glazing silicone looks like in Drumnadrochit

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Schools such as Glen Urquhart High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How it works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours, depending on how many joints need doing. Around Drumnadrochit, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by finding the leak and making sure sealant is the cause.
  2. Old silicone is cut away from the glass and frame without scratching either.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. We look over every joint and, where we can, test it with water.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access
  • Tell us if parking is tricky

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What we’re called out for in Drumnadrochit

Using a sealant not made for glass causes many failures. Not every silicone sticks properly to glass and vinegar-smelling acetoxy silicone can attack some metals.

People generally contact us when they notice something like this:

  • Water getting into a conservatory at the joints
  • Rooflight joints letting water in
  • Water tracking down the inner face of the glass
  • Cracked silicone between glass panels

Homes close to Kilmore Parish Church of Scotland include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.
