Glazing silicone in Dagenham

We do not replace glass and a misted double-glazed unit needs a glazier. What we do is the silicone around the glass, which is where many leaks start. If you have water running down inside the glass and failed joints on frameless glass, we can help.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

Our work is backed for twelve months.

Honest limits

To be straight with you, some problems need a different trade:

  • A frame that needs repairing or replacing
  • Leaks from the roof covering or flashing (a roofer’s job)
  • Condensation trapped between two panes

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Surfaces we seal

  • Rooflights
  • Glass balustrade bases
  • Glass-to-frame joints
  • Shower screens
  • Glass-to-glass joints
  • Conservatory frames

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Dagenham: your questions answered

Can you do glazing silicone in Dagenham?

Yes, Dagenham is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.

Do you work for landlords with property near Dagenham Dock station?

Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint before we leave.

Can you fix a leaking conservatory?

That depends where the water is getting in. Failed glazing and frame joints can be resealed but roof and panel problems need another trade.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

What information do you need?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Stick to mild cleaners on glass
  • Check the gutters above the glazing for debris
  • Inspect the sealant on glazing annually
  • Run a squeegee over the glass when you’re done

Keep the new joints dry for as long as we advise so the silicone can set properly. From then on, a mild glass cleaner is all it needs.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else, and we’ll tell you which.

The process

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours, depending on how many joints need doing. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Dagenham. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. First, we check where the water gets in.
  2. The failed silicone is cut out without marking the glass or frame.
  3. We clean the glass and frame so the new silicone bonds.
  4. We lay the new bead and tool it smooth.
  5. We check the finished joints and test with water where it’s safe.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • Clear the area around the work

Related advice

Different surfaces, different methods

Glass-to-frame joints

Silicone at the glass edge seals it into the frame. A failed bead lets water in.

Shower screens

Frameless screens rely on silicone at the base and wall. We reseal without scratching the glass.

What happens if it’s left?

Leaks get worse, not better. Water can damage frames, walls, flooring and furniture so early action saves a bigger repair. In a flat in Dagenham, failed sealant seldom stays inside your own four walls: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Windows and doors in Dagenham

With historic houses such as Rainham Hall (about 2 miles south-east) nearby, there’s older building stock in the area around Dagenham as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking.

As a London address, Dagenham can be tricky for parking: let us know about parking bays, permits or a driveway. Schools such as Village Infants' School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as St. Peter and St. Paul, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
